A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. Items that recur on this list appear in italics. On sheet A-3.1 – New Floor Plan: 1.Indicate on the plans the required 1-hour fire-resistance rated wall construction for the separation of occupancies along the south and west walls by the pool tables per IBC Table 508.4. The walls must be constructed as fire barriers per IBC 707. Include the UL design number (or equivalent alternative) and the required fasteners and their spacing for the attachment of the gypsum wallboard to guide proper construction and inspection. The response to the review comment notes that “No new separation wall (is) being built.” and that the “Existing structure stays intact.”. The wall removed to allow for an area to be used for pool tables and pull tabs was of 1-hour fire-resistance rated wall construction required for the separation of different occupancies (‘A-2’ from ‘B’). The existing south and west walls now by the pool tables were only used to separate different tenants, and not previously required to be 1-hour fire-resistance rated wall construction for the separation of different occupancies (‘B’ from ‘B’). The changing of the ‘boundary’ of the business now requires that the existing south and west walls by the pool tables to be 1-hour fire-resistance rated wall construction required for the separation of different occupancies (‘A-2’ from ‘B’). 2.Represent on the plans the location and size of the ‘Patio’ accessed through, and apparently a component (an egress court/yard) of the required means of egress from, the occupied interior portion of the structure. If the ‘Patio’ is to be used for dining/beverage consumption, a seating plan must be indicated on the plans along with a calculated occupant load per IBC Table 1004.1.2. If the ‘Patio’ is enclosed in any way (a fence, guards, etc.), the enclosure must be represented on the plans along with a door or gate complying with IBC 1008 leading directly to a public way. 3.A Snohomish Health District review is required prior to the operation of the business. A plan review approval letter is typically required prior to permit issuance, but in this instance will become a condition of the permit to be completed before obtaining the final building inspection approval.
