During a review of the plans by the Building Division for the above noted project, it was found that
the following information, clarifications, or changes are needed. A complete review cannot be
performed until the revised plans/documents, including a written response indicating where the
clouded or otherwise highlighted changes can be found on the revised plans, have been submitted
to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may
result in additional comments.
On the provided contract between Peter Tang and Lee Elliot of Carpentry by Elliot
1.Clarify the provided information regarding the Garage Repair. No information was
provided in the detailed scope of work on the Residential Building Permit Application, or
represented among the building plans and other construction documents, submitted at the
time of application.
On sheet 1:
2.Provided Beam Calculation Clarify the note Post down to existing load-bearing walls,
both ends.. The building plans for the original construction under permit BLD1974-0279
and the alteration-addition done under permit BLD2002-0017 do not represent load-bearing
walls or equivalent construction below either end of the proposed beam 4-1-3/4x18 2.0E
LVL - to support the loads noted in the provided beam calculation.
On sheet 4:
3.New Floor Plan Top Floor
a.Indicate on the plans the required smoke alarms outside of each sleeping area in the
immediate vicinity of the bedrooms (or relocate that indicated near the Laundry
Room) per International Building Code (IBC) 907.2.11.2.
b.Indicate on the plans the required carbon monoxide alarm outside of each sleeping
area in the immediate vicinity of the bedrooms per IBC 908.7.
c.Indicate on the plans the required one-hour fire-resistance rated floor/ceiling
construction used to separate the upper dwelling unit from the one below per
Uniform Building Code (UBC) 1302/IBC 420.3. Repairs must be made to maintain
the integrity of the existing floor/ceiling construction (1-1/2 inch light-weight
concrete, 5/8 inch CDX plywood, ½ inch gypsum wallboard ceiling) where it has
been disturbed by work such as that for plumbing.
On sheet 5:
4.New Floor Plan Middle Floor
a.Indicate on the plans the required smoke alarms outside of each sleeping area in the
immediate vicinity of the bedrooms (or relocate that indicated near the Foyer) per
IBC 907.2.11.2.
b.Indicate on the plans the required carbon monoxide alarm outside of each sleeping
area in the immediate vicinity of the bedrooms per IBC 908.7.
c.Indicate on the plans the required one-hour fire-resistance rated floor/ceiling
construction used to separate the middle dwelling unit from that above and
everything below per Uniform Building Code (UBC) 1302/IBC 420.3. Repairs must
be made to maintain the integrity of the existing floor/ceiling construction above (1-
1/2 inch light-weight concrete, 5/8 inch CDX plywood subfloor, ½ inch gypsum
wallboard ceiling) and below (1/2 inch plywood underlayment, 5/8 inch plywood
subfloor, resilient furring channel, ½ inch type X gypsum wallboard ceiling) where
it has been disturbed by work such as that for bathroom and laundry local exhaust
fans and for plumbing.
