During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can be found
on the plans, and submit revised plans/documents to a permit coordinator in the Development Services
Department. Thank you.
General
1.Please verify and confirm that the cost estimate provided by Pacific Emerald Homes matches the
scope of the demolition of the existing house as shown on the plans. Please understand that it is
extremely important to have accurate and consistent documentation for the demolition in order to
ensure that the maximum of 75% removal of the existing house is not exceeded, to comply with the
zoning code for nonconforming buildings. By chance, if the 75% maximum is exceeded, the
nonconforming status will become void and the entire project will need to meet all current city
development standards.

2.It appears that no existing walls will be saved on the main floor level. Please confirm.
3.Provide carbon monoxide alarms on both floor levels. R315.3
4.It appears that there are missing designations for a Shear Wall 1 and an HD2 adjacent to the Powder
Room toilet. Reference page 6 of the calcs.
5.It appears that there are missing holddowns on each side of the master bedroom French door at the
Shear Wall 3. Please add holddowns as needed, or design as a perforated shaear wall.
6.Please provide calculations to support the design of the concrete pilasters at the garage front.

7.It appears that there are missing holddowns on each side of the door at the Shop Shear Wall 6. Please
add holddowns as needed, or design as a perforated shear wall.
8.Revise the notation for the holddwns at Shop Shear Wall 6 to read HHDQ14 as per calcs.
9.Indicate on the plans whether the lower floor slab on grade is new or existing.
10.Indicate on the plans whether the foundation and footing at the rear of the bedrooms and rec room is
new or existing. Detail 4/S2.0 suggests that both the foundation and slab are new.
11.Provide a minimum 36 inch deep landing outside the rec room sliding glass doors. R311.3

12.What is meant by the diagonal hatching at the upper portion of the roof? Please clarify.
13.Page 4 of the calcs calls for (18) 10d common nails per 4 foot top plate splice, while Note F of detail
1/S3.0 calls for (8) 16d sinkers. Please clarify, and make changes to the plans as needed.
14.Provide a detail or description for the deck ledger.
