During a review of the plans by the Building Division for the above noted project, it was found that
the following information, clarifications, or changes are needed. A complete review cannot be
performed until the revised plans/documents, including a written response indicating where the
clouded or otherwise highlighted changes can be found on the revised plans, have been submitted
to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may
result in additional comments.
Non-structural
1.Please verify that the ramp from the new bedroom down to the walk has a maximum slope
of 1:8 (12.5%) along a walk line measured 12 from the inside radius.
2.Per UPC 408.5, a 2 minimum threshold is required for containment. If a trench drain is
desired to allow for an accessible shower, details for the trench drain must be provided.
3.Specify safety glass at the shower window and at the entry windows.
4.Provide a crawlspace access per IRC R408.4 and verfify crawl space ventilation per IRC
R408.2.
5.Please provide specifications regarding the insulation to be used at the 2x8 rafters to achieve
R-38 minimum.
6.Provide an exhaust fan in the bathroom per IRC Table M1507.4.
Structural
7.It appears that beams B1 and B3 are overstressed as shown, and the method for calculating
the loading condition for beam B1 is unclear. Please revise/clarify.
