location ofgroup Band R-2 occupancies, group 8is all of ground floor while group R-2
is all of 2n,, level floor. Group S2 is no longer proposed.
2) Clearly identify elevations and scale for separations and distance/orientation to openings
throughout building. Fire reviewer would like to further evaluate the apartment openings at
West elevation and stairs atEast.
Response: Neshall comply. Please see included west and east exterior elevations on
sheet A2./2.
3) What is the nature and inventory of ACCESSORY STORAGE USE (S2)? Will this meet

requirements by reference you wish to invoke. IBC Chapter 34 for EXISTING BUILDING
may alternatively meet Your performance needs. Callout your intent with existing
requirements and new conditions in place.
IEBC is not used and the reference on sheet A8Yfis removed,
S) Sheet AO. 11 PROJECT INFORMATION: Nosmoke detection system orfire alarm is
required for Group B or S2 and no work is indicated in R2. What is your scope/intent for
fire alarm and smoke detection permit?
Fire alarm and smoke detection permits are not required and the
referenced deferred submittals are removed from sheet AO, Y1.
6) Sheet AO. 11 DEM01-11'"ION [3LAN: Callout existing uses.
Response: We shall comply. Please see existing use called out on sheet A2.01 demolition
plan.
7) Sheet A0.11 EXISTING GARBAGE CANS UNDER STAIRS must be relocated to
eliminate hazard exposure. IFC 304.2
Response: We shall comply. Garbage cans are proposed to be relocated, see
site plan on sheet A0.11. Please see east elevation 2/A2.12 and detail 4/A8.11
for stair enclosure.
8) Sheet A2.01 Callout construction details as reference for existing stairs serving R2 above
and existing STORAGE roof.
Stairs are to be wrapped and inaccessible per detail 4/A8.11. Exist roof above ground
floor storage east of grid 1 is either to be demolished or boarded up as required by City
of Edmonds. If the roof is to remain as -is, the space is to be unoccupied and will be
boarded up. See floor plan 1/A2.11 and code analysis on sheet A2.01 for further
information.
9) Sheets A0.11 & A2.01 How do you intend to achieve the "2 HR SEPARATION
ASSEMBLY between floors? For instance, unrated columns and unrated
assemblies/furring walls are incompatible to support a 2 hour fire rating.
Response: We shall comply with IBC Section 711.4 requirement to continue
the 2 HR fire rating for structure supporting the 2 HR horizontal assembly.
Please see revised floor plan on Sheet A2.11, revised detail 14/A8.11 and
additional details 3 & 16/A8.11 for fire rated columns, beams and furring walls.
