A complete review cannot be performed until the revised plans/documents, including a written response indicating where the `clouded' or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. General Note: 1. Provide a floor plan for the second level and a roof framing plan per the City of Edmonds 'Permit Submittal Requirements' to guide proper review, construction, and inspection. Response: We shall comply. Please see the included 2nd level floor plan, detail 11A2.12. See structural far roof framing. On sheet A0.11: Site Plan — Eliminate the note 'Existing garbage cans under stairs' at the exterior stairway on the east side of the structure. The open space under exterior stairways shall not be used for any purpose per IBC 1009.9.4. Response: We shall comply. Please see the relocated location of existing garbage cans. Open space below existing exterior stair is proposed to be wrapped with 77-141 or Hardieboard and be inaccessible ­ see Elevation 21A2.12 and detail 41A8.11 for assembly. On sheet A2.'11: 3. Floor Plan a. Clarify the callout for the 'partition --type' 'WI/81/b' at all sides of the columns at the ends of the beams supporting the 2 -hour floor/ceiling assembly. It does not appear to develop the same fire -resistance as the horizontal assembly per IBC 711.4. b. Clarify the callout for the `partition -type' `W4/T/83/a' at all exterior walls supporting the 2 -hour floor/ceiling assembly. It does not appear to develop the same fire -resistance as the horizontal assembly per IBC 711.4. c. Indicate on the plans the required 2 -hour fire -resistance rating for the 5-1/8x15 GLBs used to support the 2 -hour floor/ceiling assembly per IBC 711.4. Response: Please see sheet A2.11 for revised columns along grid 2 and associated 2 -hr fire rated column wrap, detail 3/A8.11. Please see revised partition type 83 for 2 -hr fire resistant equivalency. Please see detail 16/A8.11 for 2 -hr equivalent fire-resistant beam as referenced on ceiling plan, 11A7.01 and section 21A7.01. On sheet A8.01: 4. Detail 14 — 2 -Hr Floor/Ceiling Assembly — Provide on the plans the required assembly - specific installation criteria of each of the various components of UL L5 I in order that the rating of the design may be achieved. The orientation of the subflooring, the width and orientation of the finish flooring, the installation of cross bridging, the type, orientation, spacing, and attachment of the resilient channel, and the orientation, spacing, and attachment of the gypsum wallboard must be noted to guide proper installation and inspection. Response: We shall comply. Please see revised detail 14/A8.11 for compliance with assembly UL L511. On sheet S 1.1: 5. Holdown Schedule —Provide on the plans the requirements for `Note 4' referenced in the `Anchor Bolt' specification column to guide proper review, installation, and inspection. Response by structural engineer. On sheet 52.1: 6. Detail 1 — Foundation Plan — Provide on the plans the required dimensions of the isolated footings to support the loads below each end of the 5-1/8x15 GLB over the south portion of space '102' — Open Office — to guide proper review, construction, and inspection. Response by structural engineer. 7. Detail 2 — Second Floor Framing Plan — Clarify the callout for the `existing 2x 12 @ 16" OC' floor joists over the west portion used to support the loads from above. They appear to be close to their design limits using only the uniform dead and live loads of the floor. The loads from any interior walls or roof loads appear to potentially result in bending failure depending on the placement of those loads. Response by structural engineer.
