Per your request, Beck & Associates has completed a structural only review of the drawings
and calculations for conformance with the 2012 International Building Code (IBC), as adopted
and amended by the State of Washington and the City of Edmonds.
Our review of the plans and calculations indicates that corrections are necessary prior to
permit issuance. The applicant should address the following comments in itemized letter
format in addition to making corrections & revisions to the drawings.
Geotechnical
1) Some past geotechnical information, generally addressing the greater Salish Crossings
area, was provided in the submittal for this project. However, a complete geotechnical
report is required to be provided. The geotechnical report is required to address/include
the following in accordance with the IBC. 1803.5.12, 1803.6
a) Seismic lateral earth pressures
b) Potential for liquefaction
c) Assessment of potential consequences of liquefaction and soil strength loss
d) Discussion of mitigation measures
e) Reporting shall include the elements identified in 1803.6.
2) If the geotechnical engineer recommends that they provide a review of the plans, this
review will need to be completed prior to permit issuance. The geotechnical engineer is
required to:
a) Provide a review of the design drawings in order to verify that the recommendations
presented in the geotechnical report are adequately addressed in the design.
b) Provide a letter summarizing the review and identifying any recommendations. All
recommendations are required to be addressed in the design drawings that are
resubmitted in response to the Beck & Associates review letter.

lateral
3) The structural engineer of record is required to provide an analysis for resistance of
lateral forces (wind and seismic for the building) at the foundation level. Typically, small
diameter steel piles are not able to resist lateral forces unless additional battered piles
are provided. Alternatively, passive pressure may be used as recommended by the
geotechnical engineer.
