2015-0447 Hellene remodel-proposed ADU5 - Travers Arch.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: September 17, 2015 TO: Mark Travers Architect mark@marktraversarchitect.com FROM: Chuck Miller, Plans Examiner RE: Plan Check: BLD2015-0447 Project: Hellene remodel-proposed ADU Project Address: 18908 Olympic View Drive During a review of the plans by the Building Division for the above noted project, it was found that the following information, clarifications, or changes are needed. A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. Items that recur on this list appear in italics. On sheet A.3 – Elevations, Details, & Schedules: 1.Detail 5 – Rated Wood Column, Typical and Detail 6 - Rated Wood Beam, Typical – Indicate on the plans the required installation criteria of the one-hour fire-resistance rated (when tested in accordance with ASTM E 119 or UL 263) supporting construction of the floor/ceiling over the ADU per IRC R302.3.1, similar to that noted in details ‘3’ and ‘4’ on sheet ‘A3’. The response to the plan review comment states: The notes for gypsum board installation are added on the assemblies. The note regarding the required installation criteria for ‘Detail 5 – Rated Wood Column’ has been added to ‘Detail 3 – 1-HR Interior Wall’. The listed assembly in ‘Detail 3’ is only for a wall or partition of at least 100 square feet in area with no edge dimension less than nine feet (see Gypsum Association ‘Fire Resistance Design Manual’ – Section II - Requirements For Fire Protection – Wall and Partition Systems), not for columns. Looking further through the Gypsum Association ‘Fire Resistance Design Manual’, the Underwriters Laboratories ‘Certification Directory’, and International Building Code (IBC) chapter 7, it appears to be difficult to find any listed assembly that provides 1-hour fire-resistance protection when using a wood column. The note regarding the required installation criteria for ‘Detail 6 – Rated Wood Beam, Typical’ has been added to ‘Detail 4 – Floor/Ceiling System, 1-HR Wood Framed, Existing’. The listed assembly in ‘Detail 4’ is only for a floor/ceiling system where the bottom of the beam projects 6 inches or less below the plane of the ceiling (see Gypsum Association ‘Fire Resistance Design Manual’ – Section II - Requirements For Fire Protection – Beam, Girder, and Truss Protection Systems), not for beams requiring individual encasement protection. Looking further through the Gypsum Association ‘Fire Resistance Design Manual’, the Underwriters Laboratories ‘Certification Directory’, and International Building Code (IBC) chapter 7, it appears to be difficult to find any listed assembly that provides 1-hour fire- resistance individual encasement protection when using a wood beam.
