Pirscher CDA + Pirscher Architects carlp@cdaarch.com FROM: Andrew Gahan, Plans Examiner RE: Plan Check: BLD2015-0515 Project: Remodel/Addition Project Address: 926 Olympic Ave During a review of the plans by the Building Division for the above noted project, it was found that the following information, clarifications, or changes are needed. A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. Sheet A-0.1 1.Emergency Egress – “…finished sill height…” should be revised to “…clear opening height…”. 2.Smoke detectors – This section should reference IRC 314 as amended by the State of Washington stating that smoke detectors shall be installed on each floor, and in each sleeping room, and outside of and in the vicinity of the sleeping rooms. a.In addition, provide a carbon monoxide detector at each level. 3.The energy code section should specify that a 0.5 energy credit is required to satisfy WSEC Table 406.2, and the path of compliance should be specified. 4.It should be noted that any elements disturbed so as to expose insulation should be verified to comply with WSEC Table 402.1.1 or that insulation should be upgraded to compliance. Sheet A-1.1 5.Please provide an east elevation of the stairway area. Sheet A-2.1 6.Verify that an exhaust fan per IRC Table M1507.4 exists within the bathroom to be remodeled. 7.It appears that the call out at the ‘Retreat’ referencing Key Note 7 may be in error. Please verify. 8.The stairway is proposed to be converted to conditioned space, thus requiring that the walls, roof/ceiling assembly and floors (slab) comply with WSEC Table 402.1.1. Please provide enough information regarding the wine cellar to clearly identify the boundaries of the proposed building envelope. 9.Please incorporate the information provided by the EOR (such as beam sizes) into the plan set to prevent confusion and/or loss of information onsite. 10.The proposed remodel shows a net decrease in exterior wall panel length along the kitchen/living room wall, and along the east wall of the ‘Retreat”. Please provide lateral engineering, specifications and details to support the proposed revisions. Sheet A-2.2 11.Provide smoke detectors and a carbon monoxide detector per comment 2 above. Page 2 of 2
