A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. Sheet A5 1.It is unclear how many anchor bolts are required and at what spacing they are required in the footing beneath the bumped out kitchen wall. 2.At several locations, STHD10 holdowns have been specified. The required depth of embedment is 10” which is the thickness of the proposed footing. Please clarify. Sheet A6 3.Provide a carbon monoxide detector at this level per IRC R315. 4.Identify egress windows on the floor plan and provide dimensions of the window wells to verify that they meet the requirements of IRC R310.2. 5.The window nearest the door along the north wall should be specified as safety glass per IRC R308.4. Sheet A7 6.The windows at the following locations should be specified as safety glass per IRC R308.4: a.In the hallway bathroom b.In the Master bathroom c.Above the kitchen sink d.Adjacent to the front door. 7.Please identify egress windows in each sleeping room on the floor plan. 8.Provide an exhaust fan in the master bathroom per IRC Table M1507.4. 9.Provide a carbon monoxide detector at this level per IRC R315. 10.Please provide clarification on the plans for the shear walls at each side of the fireplace. It is unclear from the drawings that if length of wall used in the lateral design reconciles with what is proposed.
