This letter outlines the revisions and corrections made per the City's review letters by Sean Conrad, Chuck Miller,
and JoAnne Zulauf, dated May 21, 11, and 27, 2015 respectively. Below is a list of the comment response
documents addressing the City comments:
In response to Chuck Miller's comments dated May 11, 2015:
On sheet A3 — Foundation Plan:
1. Clarify the callout for the 36x36x8 isolated footing to be used to support the loads from the lower floor,
the converging ends of beam 'B-1' and the two girder trusses of the upper floor framing, and the west end
of the girder truss over the 'Master Bedroom'. It appears to be undersized for the loads anticipated by the
represented construction.
Footing increased. See A3
On sheet A6 — Upper Floor Plan:
2. Provide on the plans a detail, and a reference to it, for the required construction to complete the shear
transfer of the 'P1-6' shearwalls along the south side of the 'Bonus Room' to the shearwalls below.
Detail 4/L1 added. See A7 and L1
In response to Sean Conrad's comments dated May 21, 2015:
1. Site Plan: Please submit a revised site plan to reflect the following corrections and changes:
Height Calculations:
Height location point Cis off slightly from the location point it should be placed. Point C needs to be moved
approximately 3 feet to the south in line with point D to meet the height calculation standards. By moving
this point please amend the elevation point, average original grade elevation and allowable building
height accordingly.
The sysmbol for "Elevation C" was incorrectly shown on sheet 1; the height claculations are
based on the correct location and thus do not change. Sheet 1 has been revised, showing the
correct location of "Elevation C".
2. Plan Elevations: Please note that with potential changes in the height calculations you will need to revise
sheet Al accordingly to match the updated height information.
No change is required to the calculations, see response above.
In response to JoAnne Zulauf's comments dated May 28, 2015:
Site Plan SP -01:
1. Please note the width of the driveway entrance at the property line.
20 ft driveway width added to sheet 1.

2. Please note the distance between the property line and the nearest fire hydrant.
A distance of +/-11 ft has been added to sheet 1.
3. Please either note the square footage of each area, patio, house, driveway, on the plan or separate out in
the Impervious Areas section.
Impervious area calculations have been updated. The new areas require an increase in the
proposed detention pipe. Attached is a revision memo providing the updated storm detention
pipe calculations and impervious areas breakdown. Impervious areas have been revised on sheet
1 of the plan set.
4. Add invert elevations at both clean outs and call out length of pipe to verify minimum slope of 2% is
achieved.
Side sewer cleanout elevations and length of pipe have been added to sheet 1.
5. Please add both notes verbatim to plan:
"If re -using existing side sewer (from property line to house): Property owner must have condition
verified and provide a report to the Public Works Department."
"If re -using existing sewer lateral (from property line to City main): Condition must be verified by Public
Works Department. Contact Edmond's Sewer Division at 425-771-0236.
Notes added to sheet 1 as requested.
6. Show the boundary of the 10' joint utility easement.
A 10' joint utility easement callout was errantly shown on sheet 1, this note has been removed.
Show trees to be retained on the site.
No trees onsite are proposed to be retained. Three (3) ROW trees will be retained (now shown
on sheets 1 and 3). Tree protection notes have been added to sheet 3.
B. Add note stating the footing drains shall connect to outfall pipe within private property.
A note stating the footing drain to be connected on private property has been added to sheet 1.
General Notes GN -01:
9. Note #1, please change 2014 to 2015 WSDOT/APWA
Note #1 has been changed to 2015 on sheet 2.
10. Note #16, Remove reference to proposed vault.
Note #16 was revised by removing all proposed vault and infiltration facilities references on sheet 2.
Grading and TESC Plan TP -01:
11. Show existing trees on plan. Indicate those to be removed and show tree protection measures for those
that will be retained.
Existing trees and trees to remain (3 trees in ROW) have been added to sheet 3. Tree protection
have also been added to sheet 3.
12. TESC Notes: Note #18 Remove reference to proposed vault.
Note #18 has been removed from sheet 3.
Genera Details Plan TD -01:
13. Add COE Flow Control Structure standard detail E5.4.
COE Flow Control Structure standard detail E5.4 has been added to sheet 4.
