2015-0634 Bell-Reed carport-deck - HO.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: June 12, 2015 TO: Bell/Reed ralphrbell@gmail.com FROM: Chuck Miller, Plans Examiner RE: Plan Check: BLD2015-0634 Project: Bell/Reed carport-deck Project Address: 615 Main Street #C During a review of the plans by the Building Division for the above noted project, it was found that the following information, clarifications, or changes are needed. A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. On sheets 1 and 2: 1.Clarify the callout for the 6x8 beams to be used to support the loads from the carport/deck joists. They appear to be over spanned and fail in bending. On sheet 2: 2.Indicate on the plans the proposed diameter, length, and spacing of the lags to be used to attach the ledger to the building. On sheets 2 and 3: 3.Indicate on the plans the span, or distance between the supporting beams, and the amount of cantilever, or ‘overhang’ at the north end, of the proposed 2x8 joists. 4.Indicate on the plans the span, or distance between the supporting posts, of the proposed 6x8 beams. On sheet 4: 5.Clarify the note “…all others anchor to slab.” used to describe the support below the majority of the posts bearing the loads of the carport/deck. Using the general dimensions given on other sheets, footings ranging from 12x12 to 16x16 would be required below the posts. Re-use of existing footings is permissible if the loads are distributed similar to that of the prior construction. Use of the slab alone is inadequate.
