During a review of the plans by the Building Division for the above noted project, it was found that the following information, clarifications, or changes are needed. A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. Sheet A6 1.If it is intended that the Den ever be used as a sleeping room (a smoke detector was drawn within the Den by hand), it is advised, not required (as shown on the plans) that another smoke detector be installed outside of and in the vicinity of the Den to satisfy IRC R314. Sheet S1 2.Detail 3 – It appears that this detail is intended to be used at the garage returns to satisfy the shear wall height to width ratio set forth in the AF&PA SDPWS. However this detail was neither referenced on the foundation plan nor the main floor plan. Please add a detail bug, or provide revisions to satisfy the aforementioned h/w ratio. 3.Detail 5 – Detail 5 is referenced at the interior SW-3 along wall line D.5. This detail utilizes the HTC4 to transfer shear load from the bottom chord of the trusses to the double top plate of the perpendicular shear wall below. The capacity listed for HTC4 clips is 390 pounds (#), and the demand per the calculations provided is 393 pounds per linear foot (plf) x 2’ (truss spacing) = 786#. In addition, provide calculations supporting the use of the bottom chord of the trusses loaded in flat-use. Please revise the design to satisfy these issues.
