During a review of the plans by the Building Division for the above noted project, it was found that
the following information, clarifications, or changes are needed. A complete review cannot be
performed until the revised plans/documents, including a written response indicating where the
clouded or otherwise highlighted changes can be found on the revised plans, have been submitted
to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may
result in additional comments.
On sheet A0.0 Cover Sheet:
1.Project Data Type of Construction Clarify the proposed type of construction of V-A.
Originally required to be constructed as a Type IV 1-hour structure with a F-2 occupancy
under the 1973 Uniform Building Code (UBC), it would now be considered type II-A
construction. To date, no record of a complete Building Analysis, or work completed
under another permit that might affect the type of construction and allowable materials, can
be found to support the construction classification as type V-A.
2.Description of Work Change on the plans the project scope of work from (2) suites,
suites 300A and 300B. to (3) suites, suites 300A, 300B, and 301.. The addition of the
two walls appears to divide the existing suite Suite 300 into 3 separately accessed
spaces.
On sheet A1.0 Third Floor Code Plan:
3.Detail 2/A3.0 Third Floor Code Plan
a.Clarify the difference in the configuration of the following areas and of that
represented in the most recent permitted work completed under permit BLD2011-
0444:
The door into the new suite 301
·
The hall closet/storage adjacent the entry
·
The restroom
·
The closet/storage in the west-most space labeled Lab
·
Neither the proposed scope of work nor the construction documents appear to
include work in those areas.
b.Clarify the use of USF (usable square feet?) to determine the occupant loads of the
areas shown. It does not appear to meet the occupant load factor criteria (gross/net
floor area) of International Building Code (IBC) Table 1004.1.2. Adjust the
occupant loads for each suite accordingly.
