Notation is made on Sheet P1 stating the house is not being constructed on a Spec basis. 2. Basement Plan: all rooms are now labeled. 3. Site Plan: existing features are labeled on the site plan. 4. Height Calc's: a. Datum is noted on the survey, and sheet P1. b. The surveyor data has been enhanced to specifically address this question. River City Land Services conducted field work which generated revisited height calculations by setting the building corners and shooting the existing grade elevation(s). This data is shown on the "Exhibit for Wesco" dated 04/30/15 which places the maximum building height at 83.18' or 83'-2 1/8". c. Height calc's have been updated to reflect the revised points. d. Building height as shown on the revised drawings comply with city criteria. e. Maximum bldg. ht is shown on the elevations. f. Drawings are in compliance with handout B41 5. Setbacks a. Side yard setbacks are shown to comply with ECDC criteria. Dimensions are shown to accurately reflect the conditions in the field. Errors may occur with xerographic printing methods, and therefore physically scaling of architectural and engineering drawings are not binding over dimensions per accepted engineering practices. b. Uncovered porches, steps, patios and decks now do not protrude into any of the ECDC zoning setback areas. Per ECDC 23.40.280 Building setbacks in ecologically critical areas, the patio and below grade pool are permitted in the setbacks. c. Rockeries and retaining walls do not encroach in the setback areas pertaining to ECDC. ECDC 23.40 Environmentally Critical Areas, section 23.40.280 Building setbacks permit patios driveways, etc. in setback areas. The patio on the west side of the house does not extend beyond the 15' setback area or into the 50' buffer area from the west bank. 6. Lot Coverage: the coverage calculation is shown on the site plan is 24% < 35% of the site area. 7. A letter from our geo technical engineer addressing the question of adjacency to the critical area.
