A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. On the Residential Building Permit Application Form A: 1.Fuel Gas/Plumbing Fixture Count – Clarify the difference in the proposed water heater to be installed and that required per the selected Washington State Energy Code (WSEC) Table R406.2, option 5b. A 36000 Btu tank-type water heater does not appear to have an energy factor (EF) of .82. On sheet A1: 2.2012 WSEC Notes – Ventilation – Change the code section references for the type of system and the sizing of the fan to be used to provide ‘whole house ventilation’ from M1508.3, Table M1508.2, and Table M1508.3 to M1507.3.4, Table M1507.3.3(1), and Table 1507.3.3(2) per the 2012 IRC. On sheet A3: 3.Foundation Plan - Provide a callout for ‘Detail 3’ on sheet G1 for the continuous footings/foundations to guide proper review, construction, and inspection. On sheet A6: 4.Upper Floor Plan a.Indicate on the plans the required smoke alarm in the immediate vicinity of ‘Bedroom Two’ and ‘Bedroom Three’ per R314. b.Indicate on the plans the required carbon monoxide alarm in the immediate vicinity of ‘Bedroom Two’ and ‘Bedroom Three’ per R315. c.Clarify on the plans the difference in the indicated location of the proposed furnace and of that noted for the proposed air handler on the City of Edmonds ‘Residential Building Permit Application Form A’. d.Clarify the callout for ‘RB-1’ – 4x10 DF #2 – to be used to support the loads over the window in the north wall of the ‘Master Bedroom’. It appears to be over spanned and fails in bending when the roof trusses are placed as anticipated to result in the roofline represented on sheets ‘A1’, ‘A2’, and ‘A7’ – see also plan review comment # 5 below. On sheet A7: 5.Roof Framing Plan – Clarify the difference in the indicated roof truss layout and the roofline indicated on sheets ‘A1’ and ‘A2’. It appears that a ‘hip master’ truss oriented north-south over the ‘Master Bedroom’ may be missing – see also plan review comment #4.d above. Page 2 of 2
