Re: Stine Residence Remodel
Michael,
A field representative of CG Engineering was on site on May 1, 2015 to observe the project during construction and determine
whether the exposed framing matched the framing plan used for the original structural design. A few key changes were noted, and
the modifications to be made are as follows:
1. The interior bearing wall that supports the existing floor framing Is being altered so that portions of the existing wall,
Including, an existing beam, will be removed and replaced with support beams requiring spans of T-ff" and V-2". ''We have
analyzed the existing wall and load conditions beneath the bearing wall, and we have determined that a PSL beam may be
used to satisfy these conditions. The PSL may be ripped down to 51/2 x 7 3/4 as required for installation.
2. Along the west side of the residence, where the upper floor wall protrudes out from the lower story wall, provide a
new 2x10 DF #2 cantilevered floor joist sistered to each existing cantilevered joist wherever the floor joists are
utilized as supports for upper story wood posts. Sister (1) cantilevered 2x10 DF #2 to the existing cantilevered floor
joist; sister the new 240 for the full length of the cantilever and extend a minimum distance of 8'-0" beyond the
cantilevered support. Provide (2)16d nails @ 12" o.c. along the length of the sistered joists.
3. Along the west side of the residence, where the upper floor wall protrudes out from the lower story wall, wherever
upper story wood posts bear on a rim board or blocking spanning between the existing floor joists, sister (1) DF#2
full height blocking to the existing rim board or blocking with (2) 16d nails at 6" o.c. Provide (2) Simpson A35 clips
at each end of the sistered blocking into the end of the cantilevered floor joists. Sister the floor joists per note "2"
above.
