The 7 -sheet drawing set now dated August 28, 2015, has been revised to address City Review
Comments.
GENERAL:
1. Itemized Engineer's Cost Estimate was prepared by this engineer.
2. Note concerning the need for a separate right-of-way permit was added to the drawings.
3. A Traffic Impact Analysis Worksheet, City Handout E82 has been prepared.
SHEET Cl: SITE PLAN
4. A Site Plan prepared by this engineer has been added to the drawing set and is Sheet 1 of 7
5. The plan shows final conditions and shows the alley pave full width.
6. The Site Plan is consistent with the Civil Plans
7. The Site Section depicts ground elevations consistent with the finished site.
8. A directional arrow is used for the BSBL label.
9. Light bollard information is included on the Site Plan.
10. Landscaping Trellis is shown on the plan.
11. Mailbox location is shown behind the sidewalk consistent with other mail boxes along Glen
Street.
12. The Glen Street driveway width is shown as 30 -feet which is the maximum allowed.
13. This engineer e-mailed AutoCAD plans to the Landscape Architect to assist with ensuring
conformance between the Civil plans and Landscape Plans.
14. A directional arrow to the landscape strip in the center of the two driveways from Glen Street

21. The trash enclosure has been moved to the west of the building off the alley in order to
facilitate the 3 -foot minimum clearance from the re -located power pole.
22. Material and size of water and sewer lines have been added as obtained from the City of
Edmond GIS Map on their website.
23. Street Trees are shown to be planted where there are no utility conflicts.
24. The distance from the property line to the nearest fire hydrant, (178 -feet), is shown on the
plans.
25. Power & Phone dry utilities are shown on the plans. This engineer does not know where the
gas connection is for this site, the street or the alley.
26. A note concerning the irrigation meter has been added to the site.

DRAINAGE:
28. The 12' section of detention pipe between CB's 4 & 2 shows a slope of 0.5%
29. Yard Drain #5 is provided as the connection point for footing drains flows to be routed to the
CB -1 within Glen Street and is the only connection and routing pipe from the site for footing
drains.
30. The gravel filled trench along the west property line has been revised to correctly identify it
as an interceptor trench. The interceptor trench detail shows non -permeable fabric wrapped
around the bottom and sides of gravel in order to capture sheet flows from the on-site
walkway and convey them to the storm water detention system.
31. The on-site walkway is shown to be sloped downward toward the interceptor trench in order
to capture stormwater flows.
SEWER:
32. A sewer cleanout has been added at the building.
33. A note has been added to the plans concerning the required depth of sewer in the alley,.
34. The size and material of the proposed sewer lateral is shown.
