During a review of the plans by the Building Division for the above noted project, it was found that
the following information, clarifications, or changes are needed. A complete review cannot be
the revised plans/documents, including a written response indicating where the

On sheet A-2 Elevations
1.Stair and Railing
a.Change the code section for the required stair width from R311.5.1 to R311.7.1 to
reflect the currently adopted 2012 International Residential Code (IRC).
b.Change the code section for the required handrail height from R311.5.6.1 to
R311.7.8.1.
c.Change the code section for the required stair illumination from R311.5.7 to
R311.7.9.
On sheet A-3 Scheme, Plan, Detail, CS
2.Guardrail Attachment Soffit and Insulation Detail Clarify the reference to the FHA 1/300
rule regarding the required roof ventilation. The applicable code requires a net free
ventilation area of 1/150 of the area of the vented space per IRC R806.2. Indicate on the
plans the minimum number of, or length of, the specified soffit vents to be installed to meet
this requirement.
3.Plan
a.Clarify the callout for the 4x8 HF #2 beams to be used to support the loads over the
two windows immediately below the proposed roof deck on the north side of the
structure. They appear to be over spanned and fail in bending. The Beam Loading
in the provided beam calculations should be using floor loading criteria.
b.Clarify the callout for the 2x6 HF #2 beam to be used to support the loads over the
window immediately below the proposed roof deck on the south side of the structure.
It appears to be over spanned and fails in bending and in shear. The Beam Loading
in the provided beam calculations should be using floor loading criteria and it does
not appear that the point load from the girder truss has been accounted for.
