2015-0963 Garcia.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: September 11, 2015 TO: John and Helena Garcia jon+Garcia@gmail.com lenalocks@gmail.com FROM: Andrew Gahan, Plans Examiner RE: Plan Check: BLD2015-0963 Project: Garcia Addition th Project Address: 18605 88 Avenue W. During a review of the plans by the Building Division for the above noted project, it was found that the following information, clarifications, or changes are needed. A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. 1.The cover sheet (AR-001) states that the plans submitted are not for construction. Please provide the most current plans that are intended for permitting and construction. 2.The plan appears to be to a different scale than represented. Please provide plans that are scaled to a standard ratio. 3.Please provide a first floor framing plan, at minimum. In addition, provide detail bugs directly on the floor/framing/foundation plans in addition to those found on the section drawings to help guide proper review, construction and inspection. 4.Please provide additional dimensions on the framing plan, floor plan and foundation plan to locate each element of the structure including openings, discontinuous walls, etc. 5.Please remove any note on the plans referring to battery operated smoke detectors. Instead, note on the plans that per IRC 314, any remodel/addition requires that the smoke alarms be updated (hard-wired, interconnected, properly located, etc.) In addition, per IRC 315, a carbon monoxide detector will be required at each floor level. 6.Per WSEC R406.2, for an addition of less than 750 SF, 0.5 ‘energy credit’ must be obtained from the accompanying Table 406.2. Please specify on the plans how the required 0.5 energy credit will be obtained.
