"Detail 2 — New Roof Plan — Ventilation — Clarify the reference to the 'FHA 1/300 rule'regarding the required roof ventilation. The specified ventilation values do not include a unit of measure: Verify the proposed values meet the minimum required per IRC R806.2" Response, The 1/150 rule has been followed per IRC 806.2. The unit of measure was unintentionally left out, and has been updated to read as "square inches." Also, specific ventilation products are specified (Roof Plan, p. A101). Sheet A102: Corrections: 2. "a. Provide on the plans a corresponding 'door and window schedule'to the 'marked' proposed wall openings. " Response, Door and window schedule is added to page A100 as requested. Corrections: "b. Indicate on the plans the required smoke alarms in each sleeping room, and outside of each sleeping area in the immedlate vicinity of the bedrooms per IRC 314. " Ropgn§g: Smoke alarms were added to each bedroom and outside of each sleeping area in the immediate vicinity of the bedrooms. A note was added to reference the smoke alarms (p. A102 - New Floor Plan). Corrections: "c. Indicate on the plans the required carbon monoxide alarm outside of each sleeping area in the immediate vicinity of the bedrooms per IRC 315. " Res op Dse: Carbon monoxide alarm was added outside of sleeping area in the immediate vicinity of the bedrooms. A note was added to reference the carbon monoxide alarms (p. A102 - New Floor Plan). " R s r„ � g: Shear walls are updated to SW3 in Living Room and SW1 in Kitchen. Shear wall schedule reflects requirements. On existing finished walls, extra #6 1.25" type W screws are proposed to be added (see Detail D8, p. A109). Corrections: 'g. Indicate on the plans the required ''5W1'shearwalls along shear wall line '142'proposed in the provided structural calculations " Response: Shear wall designations have been updated on New Floor Plan (p. A102). Corrections: "h. Provide on the plans a corresponding 'shear wall schedule" to the 'marked'shear walls proposed Response: A copy of the engineer's updated shear wall schedule was added to p. A102 - New Floor Plan. Sheet A103: Corrections: 3. "Foundation Plan - Clarify the difference in the number of proposed holdowns indicated and of that represented on sheet A102"- Detail 3 - Level 1 New. "Floor Framing Plan — Clarify the reference to sheet A108' for the proposed ledger connection of the new floor framing, A detail representing the anticipated requirements could not be found among the provided details.. " Usp A note was added to Floor Framing Plan (p. A103) to reference new detail added on p. A108 (D6"Ledger Detail'). Sheet A104: Corrections: 5. "a. Roof Framing Plan — Clarify the callout for the proposed" 2x8 roof rafters At the maximum span they appear to be overspanned and fail in bending. " R gni The common and jack rafters are 2x8. The engineer approved the spans (longest span being 11'-8.25'). Corrections: "b. Clarify the callout for the anticipated 2x10 hip rafters At the maximum span they appear to be o verspanned and fail in bending, and deflect beyond that permitted per IRC Table R301.7. " Response: Hip rafters are doubled up (2-2x10's), and supported at the ridge by Simpson MTHMQ-2. Roof Framing Plan was updated to reflect this (p. A104). Corrections: "c. Clarify the callout for the proposed 2x8 ridge beam. It appears to be o verspanne t fails in beading, and deflects beyond that permitted per IRC Table R301.7. " Response, Ridge beam has been updated (2-2x10 beam). Extra support was added by means of a tilted column (see Detail D4 & D5 on p. A108). Corrections: "d. Indicate on the plans the minimum required constructlon proposed to support the loads from the hip rafters where supported by the ridge per IRC 8802.3. Response: Hip rafters are doubled up (2-2x10's), and supported at the ridge by Simpson MTHMQ-2. Roof Framing Plan was updated to reflect this (p. A104). Corrections: "d. Indicate on the plans the minimum required construction proposed to resist rafter thrust where perpendicular to the ceiling joists per IRC R802.3.1. Response: Rafters perpendicular to the ceiling joists are tied with Simpson H1 ties. The ceiling joists are attached to the rafters and reinforced w/A35 angles. New details were added to clarify this. (D9 & D12). The engineer approved these details. The Ceiling Joist Plan was updated on p. A104 as well. Clarify the note: "Shift opening'at the north side of the wall separating the 'Existing Living Room' from the 'Kitchen' There does not seem to be a corresponding note, or a detail indicating the required construction, on sheet A102' or elsewhere among the submitted construction documents... " Rg ons .; Interior Elevation in question (p. A107) was updated to show that existing opening will remain. This is also cross-referenced on Floor Plan (p. A102). The only change in existing openings will be the larger existing opening to the Kitchen. This opening will be decreased by 6" by adding extra framing. Sheet A109: Corrections: 6. "Detail 1 - Wall Opening Reinf. - Shear Wall - Clarify the context of the provided detail There does not appear to be a reference to elsewhere among the submitted construction documents, even though it appears to be specific to the proposed window openings in... east end ofaddition.
