During a review of the plans by the Building Division for the above noted project, it was found that
the following information, clarifications, or changes are needed. A complete review cannot be
performed until the revised plans/documents, including a written response indicating where the
clouded or otherwise highlighted changes can be found on the revised plans, have been submitted
to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may
result in additional comments.
General Review Notes:
1.The submitted construction documents appear to be prepared by an architectural firm.
Provide on each page of the plans the stamp of a registered design professional.
2.Indicate on the plans the option to be selected to achieve the 0.5 minimum additional energy
credits for additions less than 750 square feet per Washington Energy Code (WSEC)
R406.2.
On sheet A2:
1.Main Floor Plan
a.Provide a framing plan indicating the existing structural members over the Main
Floor per the City of Edmonds Residential Addition/Remodel/Alteration Permit
Submittal Requirements. Of particular concern is the span and support of the
existing floor joists where the non load-bearing wall is to be removed on the north
side of the Dining Room.
b.Provide on the plans a detail, and a reference to it, for the minimum required
construction to support the floor joists over the north end of the Laundry where the
indicated walls are to be removed.
c.Provide on the plans a detail, and a reference to it, for the minimum required
construction to support the floor joists over the south end of the Dining Room
where the indicated walls are to be removed and a door opening is added.
d.Indicate on the plans the minimum required beam to support the loads over the
window marked 4 in the south wall of the Family Room.
e.Indicate on the plans the minimum required beams to support the loads over the door
openings in the south wall of the Dining Room.
f.Indicate on the plans the minimum required beam to support the loads over the
window marked 5 in the south wall of the Kitchen.
g.Indicate on the plans the required smoke alarm per International Residential Code
(IRC) R314.
h.Indicate on the plans the required carbon monoxide alarm per IRC R315.
i.Indicate on the plans the minimum required local exhaust for the kitchen per IRC
M1507.4.
j.Indicate on the plans the minimum required local exhaust for the 1/2 bathroom per
IRC M1507.4.
On sheet A3:
2.Upper Floor Plan
a.Indicate the plans the existing use of the spaces on the Upper Floor per the City of
Edmonds Residential Addition/Remodel/Alteration Permit Submittal
Requirements.
b.Indicate on the plans the required smoke alarms per International Residential Code
(IRC) R314.
c.Indicate on the plans the required carbon monoxide alarm per IRC R315.
