During a review of the plans by the Building Division for the above noted project, it was found that
the following information, clarifications, or changes are needed. A complete review cannot be
performed until the revised plans/documents, including a written response indicating where the
clouded or otherwise highlighted changes can be found on the revised plans, have been submitted
to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may
result in additional comments.
1.Please provide a detail showing how the exterior walls of the structure will be supported by
a continuous footing per IRC R403.1. In addition, the detail should clarify how the framing
will maintain 6 clearance from finished grade per IRC R404.1.6.
2.Specify the header to be installed above the garage door.
3.Note on the plans that those walls shared by the proposed garage and existing living space
are required to be fire-separated per IRC R302.6. Additionally, any penetrations/openings
through fire-separation walls are required to be protected per IRC R302.5.
4.Specify on the plans that any door providing access from the proposed garage into the living
space must comply with IRC R302.5.1.
5.Verify the existence of a footing/foundation below the ends of the new beam to be installed
above the living room, to support the new point loads at those locations.
6.Provide an exhaust fan in the new bathroom per IRC M1507.4 as amended by the State of
Washington.
7.Verify the presence of an exhaust fan in the laundry room per IRC M1507.4 as amended by
the State of Washington.
8.Please incorporate the engineering provided, including the new beam location and detail A,
into the plan set.
