The following list summarizes the comments with the corresponding changes made to the application and plans. Additional fees, bonds, plans, insurance, will be provided as needed at a later date. General: by JoAnne Zulauf 1. Please sign and return the attached Low Impact Development Covenant. The covenant will be recorded against the property. Current recording fees shall apply. The low impact development covenant shall be submitted under separate cover by the applicant. C1: by JoAnne Zulauf 6. Add purveyor information for Gas Service: PSE, and Stormwater City of Edmonds. Purveyor information for gas and stormwater has been added. 7. Please correct note #2. Refers to a detention system but stormwater system proposed is a dispersion trench. Note #2 has been changed to say "stormwater facilities." 8. On plan there are two locations with call outs reading "Approx. Side Sewer Location". Please remove one of the lines. Change on all sheets where it appears. One of the lines has been removed. 9. Note Distance from property line to nearest fire hydrant. The nearest fire hydrant has now been shown on plan and the distance to the projects nearest property line has been called out. C3: by JoAnne Zulauf 10. Tree Protection fence is not shown completely around trees as shown on Sheet C2. See also comment #13 below and revise the silt fence appropriately. Tree protection fencing is now shown completely around retained trees even if they are in a non disturbance area. See sheet C2. 11. Please revise the Drainage Construction Notes as follows: a. Note #1. Since all other runoff will be dispersed, is it possible to also mitigate the footing drains on site? The most common method is a 3 x 3 x 3 drywell. It would not require infiltration testing. If footing drains will remain connecting to the main, show the line on plans and provide approx, invert at connection. A 3'x 3'x 3' drywell has now been shown and called out on sheet C3. Additionally, all notes indicating that footing drains will be connected to the public storm drainage system have been revised on both sheet C3 and C1. b. Note #4. Remove "side sewer" from this note. "Side Sewer" has been removed from Note #4. c. Note #5. This note is not clear. Separations between utilities are not always 6." Please removed or clarify all separation requirements. Note has been removed. d. Note #6. Please remove. This information should be included on Sheet C2. This note has been removed from C3 and added to Sheet C2, see note 10. 12. Show the 25 ft minimum dispersion flow area from the trenches on the plan. Add notes that state this is a protected area and shall remain natural vegetation. The 25 ft dispersion flow area as well as a note stating that this is a protected area that shall remain naturally vegetated has been added to Sheet C3. Also see revised silt fence and clearing limits and Sheet C2. 13. The dispersion flow area is to remain natural vegetation and shall not be disturbed during construction. Please relocate silt fence to protect the flow areas. The silt fence has been modified to protect the flow areas of the proposed dispersion trenches. See Sheet C2. Call outs on the two dispersion trenches state a length of trench that does not match the actual length of trench. For example, Trench #1 call out states the trench is 49 If but actual trench measures and is labeled 461f. Please revise. Pipe length within the two dispersion trenches has been removed. C4: by JoAnne Zulauf 15. Revise location of silt fencing per sheet C3 comment #10 The silt fence has been modified as discussed above in response 10, 12 and 13. See Sheet C2 16. Please revise sewer lateral to state "If Re -Using Existing Sewer Lateral Conditions Must Be Verified by City's Public Works Dept. Contact Edmonds Sewer Division 425-771-0235. A new note has been added and is referenced on the sewer lateral callout. See note 8. 17. Please note material and length of water, side sewer and the length to the public sewer main from property line. The material and length of water and side sewer has been added. The length to the public sewer main from the property line has also been added. 18. Add call out for clean out at property line, 6" clean out with 12" lamphole cover with %" hexbolts. Call out a 4" or 6" clean out at 2' from house. Detailed callouts have been added for sanitary cleanouts and a new cleanout is shown 2' from the proposed house. 19. Provide inverts at sewer main and both rim and inverts for clean out at property line, and at clean out at house to verify slope of a minimum 2% and minimum coverage. Rim and invert elevations have been added for sanitary cleanouts as well as the invert at sewer main. 20. Please revise the following Notes as follows: a. Note #4 Please clarify to state that sewer lateral shall require a pressure test etc. Side sewer testing may be pressure or water tested. Water testing is use almost 99.9% of the time. Please revise note. Note #4 has been revised to refer specifically to sewer laterals and now says "water tested." b.
