During a review of the plans by the Building Division for the above noted project, it was found that
the following information, clarifications, or changes are needed. A complete review cannot be
performed until the revised plans/documents, including a written response indicating where the
clouded or otherwise highlighted changes can be found on the revised plans, have been submitted
to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may
result in additional comments.
Sheet 1
1.Beam 80a is listed as the beam between the 2-post footing located at Y2, X2. From the
engineering calculations, beam 80a is shown to be a 4x10 minimum (or add post). Please
verify that the engineers intended design has been implemented.
Sheet 3
2.Please show smoke detectors within each bedroom and outside of, but in the vicinity of each
bedroom group per IRC R314.
3.Show a carbon monoxide detector per IRC R315.
4.Note on the plans that a range hood with a minimum capacity of 100 CFM is required in the
kitchen per IRC M1507.4.
5.The window adjacent to the tub within the M. BATH is required to have safety glazing per
IRC R308.4. Please revise the plans to note this.
6.Add a note to the plans that the whole-house ventilation (WHV) controls are to be labeled
Whole House Ventilation per IRC M1507.3.2(4).
7.In addition, note on the plans that with a capacity of 150 CFM (as shown), the WHV is to be
installed with a 24-hour timer set to run for (2) hours out of every (4)-hour period per table
M1507.3.3(1).
8.It appears that the window within the guest room BATH is required to be safety glazing per
IRC R308.4. Please revise the plans to note this.
Sheet 4
9.The rafters over the entry are shown as 2x8 rafters in flat use. Please revise the plan or
provide calculations and a detail of how this is to be constructed.
10.It appears that the C12x25 steel channel along the north side of the entry is unsupported at
the exterior end, or is drawn incorrectly. Please review that beam and revise the plans or
provide an explanation of how that is to be framed.
