During a review of the plans by the Building Division for the above noted project, it was found that
the following information, clarifications, or changes are needed. A complete review cannot be
performed until the revised plans/documents, including a written response indicating where the
clouded or otherwise highlighted changes can be found on the revised plans, have been submitted
to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may
result in additional comments.
Sheet A2
1.Please specify the windows to be installed at the 11 9-3/4 x 7 11-3/4 rough opening
along the north wall of the Living Room. From the elevation view, it appears that the (4)
windows proposed will require safety glass per IRC R308.4.3.
2.Provide a Carbon Monoxide detector at the first floor per IRC R314.
3.Provide a minimum 50 CFM exhaust fan in the bathroom per IRC M1507.4 as amended by
the State of Washington.
4.There appears to be (5) different types of walls on the plan: light shaded walls, dark shaded
walls, hatched walls, walls with solid lines, and walls with dotted lines. Please provide a
legend on each sheet to describe what each wall type represents.
5.While not a code requirement, it is preferred that the existing floor plan and the proposed
floor plan be on separate sheets to minimize confusion and help guide proper review and
inspection.
Sheet A3
6.Please note on the plans that windows at the following locations are required to be safety
glass per IRC 308.4:
a.(2) 2676 windows along the north wall of the Master Bedroom
b.(2) 2616 windows above the Master tub
c.2656 window closest to the bottom of the roof-top deck stairs
7.Indicate on the plans that the whole house ventilation (WHV) fan must be on a timer set to
operate 3 hours out of every four-hour period, 24 hours per day per IRC Table M1507.3.3
(1) and (2).
8.The WHV fan switch must be labeled Whole House Ventilation, per IRC M1507.
Sheet A4
9.Please indicate on the plans the method of drainage for the roof-top deck.
Sheet A5
10.A note indicating the existence of CMU block foundation at the northwest corner of the
foundation plan. Please clarify the extent of the CMU portion of the foundation. In
addition, please verify that the engineer of record has been notified that the existing CMU
foundation is adequate. No verification of this condition could be found in the engineering
packet.
11.Please clarify what the different shades of foundation represent.
Sheet A8
12.Detail A/A8 Please clarify the notes and arrows regarding 5/8 GWB. It appears there is a
note missing or too many arrows.
13.Detail E/A8 The note 2X JOIST appears to be pointing to the wrong element. Please
verify. Additionally, there is a note that is cut in half with no arrow. Lastly, the note
regarding ½ OSB appears to be incomplete.
14.Detail F/A8 Please relocate the note regarding stair nosing to a location where it will not
be obscured by the drawing.
15.Detail G/A8 Revise the note 4x10 PT to BEAM PER PLAN, so that it is appropriate at
each location where the detail is appropriate.
Sheet S5
16.It appears that a second range is shown on the kitchen island. Please verify if this is the case
and add a range hood per IRC M1507 if required.
