During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following . information, clarifications, or changes are neededReviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. nd Resubmittals must be made at the Development Services Department on the 2 Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm. The Permit Center is closed on Wednesdays. On sheet A1: 1.Energy Notes – Note #11 – Change the required compliance for exterior wall cavities exposed during construction to that of Washington State Energy Code (WSEC) R101.4.3, Exception 3. On sheet A2: 2.Floor Plan a.Change the section callout from ‘A/A3’ to ‘B/A1’. b.Change the section callout from ‘B/A3’ to ‘A/A1’. c.Clarify the representation of a hose bib at the southeast corner of the ‘new’ garage. There does not appear to be an indication of any plumbing fixtures being installed on the ‘Residential Building Permit’ application. The submittal documents should consistently reflect the proposed work and is used to properly determine the plumbing installation portion of the permit fees. 3.Roof Framing Plan a.Clarify the callout for the 4x8 DF #2 beams (including the ‘existing 4x8 beams’) to be used to support the posts below the ridge beam. They appear to be over spanned and fail in bending. b.Clarify the length of the braced wall panels along the north wall of the ‘new’ garage. They do not appear to meet the minimum length requirements per International Residential Code (IRC) Table R602.10.5. On sheet A3: 4.Detail 3/A3 – Stem Wall Footing – Clarify the specification for ‘#3 cont.’ reinforcement at the top of the foundation all. It does not appear to comply with IRC R403.1.3.1. Page 2 of 2
