During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following . information, clarifications, or changes are neededReviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in italics. A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. nd Resubmittals must be made at the Development Services Department on the 2 Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm. The Permit Center is closed on Wednesdays. On sheet A2: 1.Roof Framing Plan a.Clarify the callout for the 4x8 DF #2 beams (including the ‘existing 4x8 beams’) to be used to support the posts below the ridge beam. They appear to be over spanned The response to the plan review comment states: “New and and fail in bending. existing cross beams have been revised as noted.”. They do not appear to meet the minimum length requirements per International The response to the plan review Residential Code (IRC) Table R602.10.5. comment states: “Portal frame has been added to north wall.”. The change from a 4x8 DF #2 to a 3-1/8x12 GLB and addition of (2)CS16 straps on each side of the beam as represented does not appear to meet all of the requirements for the construction of ‘Method PFH – Portal Frame with Hold-downs’ per IRC Figure R602.10.6.2. The specified hold-downs – HTT4 – do not appear to develop the required 4200 pound load, the footing represented in detail ‘5/A3’ does not meet the required minimum dimensions, and other required framing details/connections are not indicated.
