During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following . information, clarifications, or changes are neededReviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. nd Resubmittals must be made at the Development Services Department on the 2 Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. General Review Notes: 1.Clarify the difference in the noted date of the plan set review by the geotechnical engineer and that of the plan set submitted for review to the Permit Center. The ‘Geotechnical Plan Review Letter’ for NGA File No. 197515 prepared by Nelson Geotechnical Associates, Inc. references a plan set dated October 26, 2015. The plan set submitted to the City of Edmonds at the time of permit application is dated December 10, 2015. 2.Provide as part of a complete submittal structural calculations prepared and ‘stamped’ by an engineer supporting the design of the temporary soldier pile walls represented on sheets ‘1’ and ‘2’ of the submitted ‘Grading Plan’ 3.Provide as part of a complete submittal structural calculations prepared and ‘stamped’ by an engineer supporting the design of the concrete retaining walls along the north, east, and south sides of the detached garage. On sheet A6: 4.Detached Garage Plan a.Clarify the represented spacing of the auger cast piles used to support the retaining walls along the north and east sides of the detached garage. It appears to be greater than the ‘maximum’ specified in detail ‘4’ on sheet ‘S7’. b.Indicate on the plans the minimum required construction of the foundation to support the loads above along the south and west sides of the detached garage. c.Indicate on the plans the minimum required construction to resist lateral loads for the walls along the west side of the detached garage.
