During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following . information, clarifications, or changes are neededReviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. nd Resubmittals must be made at the Development Services Department on the 2 Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm. The Permit Center is closed on Wednesdays. On sheet A2: 1.Right Elevation - Reverse (or ‘flop’) the representation to accurately reflect that resulting from the proposed construction. On sheet A3: 2.Foundation Plan a.Clarify the callout for the 36x36x12 isolated footing below the east end of beam ‘B- 2’ – 8-3/4x18 GLB – the south end of beam ‘B-5’ – 5-1/8x18 - and the south end of the girder truss above. It appears to be undersized for the loads anticipated by the represented construction and noted in the provided calculations. b.Indicate on the plans the minimum required ‘widened’ footing below the west end of the girder truss over the entry covered porch and the converging ends of the girder truss and hipmaster above. The ‘typical’ spread footing appears to be undersized for the loads anticipated by the represented construction. On sheet A5: 3.Upper Floor Framing Plan a.Provide a detail, and a reference to it, for the required construction to transfer the lateral loads from the west-most upper floor shear walls along line ‘A’ through the girder truss to the shear walls below. b.Provide a detail, and a reference to it, for the required construction to transfer the lateral loads from the south-most upper floor shear walls along line ‘1’ (as noted in the provided calculations) the through beam ‘B-1’ – 5-1/8x18 GLB - to the shear walls below. c.Provide a detail, and a reference to it, for the required construction to transfer the lateral loads from the south-most upper floor shear walls along line ‘3’ (as noted in the provided calculations) to the shear walls below. On sheet A6: 4.Upper Floor Plan a.Clarify the callout for the ‘T-3’ holdowns – MSTA36 – to tie each end of the ‘P1-6’ shear walls along line ‘A’. The ‘clear span’ does not appear to result in an adequate number of nails into each connected member to develop the loads noted in the provided lateral calculations. Consideration should also be given to beams located below the ends of shear walls when selecting a connector. b.Provide on the plans a detail, and a reference to it, for the required construction of the floor trusses to facilitate the installation of the specified holdowns along shear wall lines ‘A’ and ‘2’.
