Please be advised that the building plans for the above referenced project have been
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following

this letter.
A complete review cannot be performed until the revised plans/documents, including a
written response indicating where the clouded or otherwise highlighted changes can be
found on the revised plans, have been submitted to a Permit Coordinator.

Resubmittals must be made at the Development Services Department on the 2 Floor of City
Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm. The Permit Center is closed
on Wednesdays.
General Review Notes:
1.Provide as part of a complete permit submittal a floor plan indicating the existing and
proposed uses of all of the areas of the structure per International Building Code (IBC)
302.1 and the City of Edmonds Commercial and Multifamily Permit Submittal
Requirements to guide proper review. Indicate on the plans the square footage of each area
identified.
2.Provide as part of a complete submittal an exiting plan representing the proposed means of
egress from all areas of the structure to the public way per IBC 1001.1. The new addition
appears to be altering the existing exit discharge at the west end of the north wall of the
structure.
On sheet SD-1:
3.Plot Plan
a.Indicate on the plans the capacity in number of gallons of the propane tank to guide
proper review of the National Fire Protection Association (NFPA) separation
requirements.
b.Clarify the location of the new smoking area. It does not appear to meet the
separation requirements of the Revised Code of Washington (RCW) 70.160.075.
4.Building & Site Statistics
a.Indicate on the plans the proposed construction type of the new addition per IBC
602.1/Table 601.
b.Indicate on the plans the area in square feet of the new addition.
c.Indicate on the plans the occupant load of the new addition per IBC Table
1004.1.2.
On sheet 2:
5.Smoking Area Gazebo Cut View End
a.Indicate on the plans the proposed spacing of the 2x4 roof rafters.
b.Indicate on the plans the required ridge board per IBC 2308.10.4.
c.Indicate on the plans the minimum required attachment of the roof sheathing per IBC
Table 2304.9.1.
d.Provide information regarding the capacity and installation of the seismic truss
brackets and their ability to withstand lateral loads from wind and seismic forces.
The represented methods do not appear to be substantiated by accepted engineering
practices or equivalent to that required per IBC 2308.9.3.
6.Smoking Gazebo Cut View Side Frame - Clarify the callout for the (2) 1/2x5-1/2 bolts
to be used to attach the (2)2x6 beams supporting the roof loads. They appear to be
undersized for the design loads per the National Design Specifications for Wood
Construction (NDS) Table 11F.
7.New Addition - Option #1 Rolling Hanging Doors
a.Indicate on the plans the minimum required beam to support the loads from the
rolling hanging doors.
b.Indicate on the plans the required accessible door hardware per IBC 1008.1.9.1/ICC
A117.1-2009 section 404.2.6. Of particular concern is the operation, and door-
opening force per ICC/A117.1-2009 section 404.2.8.
8.New Addition West End Exit Gate - Indicate on the plans the required accessible door
hardware per IBC 1008.1.9.1/ICC A117.1-2009 section 404.2.6.
9.New Addition West End Wall - Indicate on the plans the minimum required installation of
the 3/8 inch anchor bolts to resist lateral loads from wind and seismic forces. The
represented methods do not appear to be substantiated by accepted engineering practices or
equivalent to that required per IBC 2308.9.3.
10.New Addition General Review Note - Provide information regarding the minimum
required connection at the top of the walls of the new addition to the existing awning and
the ability to withstand lateral loads from wind and seismic forces. The represented methods
