Project: Texaco Repair Garage
Project Address: 21412 Highway 99
During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can be found
on the plans, and submit revised plans/documents to a permit coordinator in the Development Services
Department. Thank you.
1.The City is unable to perform a review for this project as the plans submitted are incomplete. Provide
a complete floor plan, to scale, showing:
a.All interior walls and rooms
b.Rooms labeled as to use (auto repair, office, restroom, etc.)
c.Interior and exterior doors, including swing and hardware type
d.Any physical alterations within the building
e.Type of construction of building
f.Proposed occupancy group of S-1 Auto Repair
2.Provide a brief description of the types of repairs that will be performed in the garage. Include in this
description whether or not the car engines will be operating at any time during these repairs.
3.If the building is heated, indicate the heating system on the plans, and whether this system is new or
existing.
4.Indicate on the plans how mechanical ventilation and exhaust will be provided to comply with the
International Building Code and the International Mechanical Code. See IBC 406.8.2 and IMC 401.2,
401.6 and 502.14.
5.The change of occupancy requires upgrades to (or verification of) the following accessible features.
Show on the plans:
a.At least one accessible entrance. Provide details.
b.At least one accessible route from the accessible entrance to primary function areas.
c.Accessible parking.
d.An accessible route from the accessible parking to the accessible entrance. IBC 3411.2
e.Provide a site plan showing, at a minimum, the building location and items 5a through 5d.
6.Please be aware that there has been no approval given by the City of Edmonds for the use of this
building as a repair garage, and it appears that the building is currently being occupied illegally. You
are hereby instructed to stop all repair operations, remove all vehicles from the building, and remove
the sign on the exterior of the building that states Now Open. IBC 111.1

submittal. This is not a complete review.
