Staff from the Building, Planning, Engineering and Fire
Departments attend the meeting, provide written
comments and answer questions regarding the proposed
project. This meeting is encouraged for major projects
prior to a formal application submittal to the City. The
goal is to identify MAJOR issues and discuss
processing procedures applicable to the project.

REGARDING Maplewood Center Pool Room
Heating and Ventilation (H&V)
equipment replacement.
The purpose of this memo is to explain the project and the reasoning for the proposed project
plan.
The existing Maplewood Center facility includes a therapy pool and supporting equipment room
heating and ventilation with humidity control. The mechanical equipment providing the
temperature and humidity control were installed as part of the July 2002 renovations and
additions project at Maplewood Center. The existing pool room H&V equipment is nearing the
end of its useful life. The equipment is requiring more service and maintenance as the
equipment ages. The equipment is not able to maintain proper humidity control and the
building will be damaged if the operation continues as is.
Edmonds School District would like to replace the failing equipment to provide a proper
environment in the therapy pool room. The existing equipment room is fully enclosed within
the existing building. The existing H&V equipment can be disassembled and demolished to
remove it from the Mechanical Room. If the replacement H&V equipment were to be installed
in the existing mechanical space, portions of the building roof will be required to be removed to
allow the equipment to be hoisted into the space. The existing mechanical room does not have
sufficient space to install the replacement equipment and allow proper maintenance and
service.
This project would like to locate the proposed replacement H&V unit outside the building at
ground level for the following reasons:
• The proposed replacement H&V unit can be constructed to be installed out of doors.
• There is available open space adjacent to the therapy pool room that the unit could be
installed on a housekeeping pad.
• Ducts from the H&V unit to the pool room will penetrate the exterior wall of the pool
room.
The electrical power serving the existing two (2) H&V units is greater than the
replacement unit requirements.
• The existing H&V equipment in the mechanical room can be disconnected and
abandoned in place, reducing the project costs
• Locating the unit outside the building will eliminate the requirement of opening the roof
to locate the unit indoors, reducing project costs.

A security fence will be included to reduce the opportunity for vandalism to the
equipment.
Screening can be added to the security enclosure to conceal the unit from view.
If required, the enclosure/screen can be fitted with sound attenuation material to
reduce the sound from the equipment. Factory supplied information indicates that with
"4 foot long elbow sound attenuators" attached to the unit discharge, the equipment
operating sound will be well below the day time sound level of 55 DBA and night sound
level of 45 DBA.
Included in the pre application package is photo documentation of the existing spaces with the
proposed H&V unit overlaid for a representation of the final condition.
The property line on the North side of the site adjacent to the pool room is "30' +/-"as noted on
the partial record drawing print included in the package.
This project plan has been developed for the Edmonds School District to provide the
replacement of the aging pool room H&V equipment at reasonable construction costs and
impact on the existing structure. This proposed project is planned to be completed during the
summer of 2016.
