During a review of the plans by the Building Division for the above noted project, it was found that
the following information, clarifications, or changes are needed. A complete review cannot be
performed until the revised plans/documents, including a written response indicating where the
clouded or otherwise highlighted changes can be found on the revised plans, have been submitted
to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may
result in additional comments.
Sheet A1.0
1.The table of contents listed on sheet A1 does not coincide with the sheets submitted. Please
review and revise for accuracy.
2.As a courtesy: It appears that the homeowners name is spelled incorrectly under the project
directory section.

3.Please provide a roof truss/top of shearwall connection at the interior walls between the 1
nd
and 2 overhead garage doors. Additionally, note on the plans that the truss(es) used to
transfer that lateral load to the shearwalls below is (are) structurally adequate to transfer the
required load
4.The new 3068 windows at each side of the front door should be tempered per IRC R308.4.2.
5.The permit application submitted with the plans states that the windows throughout the
structure are to be replaced. After reviewing the proposed plans in comparison with the
original drawings, it appears there are a few new windows, and that many of the windows to
be replaced are also increasing in size thus decreasing the available length of shear wall to
transfer the required wind and seismic loads. Especially in the area of the Game Room and
Exercise Room. Please submit lateral calculations to support the proposed configuration.
The calculations are to be stamped and signed by an engineer licensed to practice in the
State of Washington.
6.Please specify the structural members to be used to frame the front porch roof. Will it be
comprised of trusses or stick-framing? If trusses, will it utilize a girder truss? If stick-
framed, what connections will be used?

7.The Master Bathroom requires an exhaust vent per IRC Table M1507.4, as amended by the
State of Washington, in addition to the exhaust vent shown within the toilet room.
8.Similar to comment #5 above, the permit application submitted with the plans states that the

9.Please provide a detail at the angled portion of the deck stairs to show how the ST18 straps
will support the stair stringers to help guide proper plan review, construction and inspection.

10.Detail 5 shows that the bottom of footing is 16 below finished grade. The frost protection
depth in Edmonds is 18 minimum below finished grade. Please revise the detail.
11.Section A-A specifies 2x6 studs @ 24 o.c. Everywhere else, the studs are called out at 16
o.c. Please revise for consistency.

12.Please revise/update the General Notes to exclude references to earlier Code editions such as
in notes 10 and 14.
13.Remove the 2009 VIAQ reference from General Note 29.
14.Please update Mechanical and Energy (M&E) Note 7 to show that Edmonds is in Climate
Zone Marine 4.
15.Remove M&E Notes 8 and 10.
16.Revise M&E Note18 to reference the 2012 WSEC rather than the VIAQ.
