During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following . information, clarifications, or changes are neededReviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. nd Resubmittals must be made at the Development Services Department on the 2 Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. General Review Note: 1.Provide as part of a complete permit submittal the Washington State Energy Code (WSEC) Compliance Forms for Commercial Buildings for the lighting specified on sheet ‘CS1.1’ – Lighting Fixture Schedule - and represented on sheet ‘A1.3’ – detail 4 – Reflected Ceiling Plan. The forms can be found here - http://www.neec.net/energy-codes . On the cover sheet: 2.Project Data/Code Summary – Exiting – Change on the plans the indicated number of provided exits from ‘2’ to ‘1’ to reflect that represented on the plans. 3.Occupancy Type – Change on the plans the most restrictive occupancy classification governing the required construction for nonseparated occupancies from ‘B’ to ‘A-2’. 4.Occupant Load a.Eliminate from the plans the occupant load determined using a ‘room-by-room’ calculation method. That option does not exist in the 2012 International Building Code (IBC). b.Change on the plans the calculated occupant load from ‘12’ to ‘11’. There are no provisions for ‘rounding up’ in the 2012 IBC. On sheet CS1.1: 5.Finish Notes a.Door Notes #1 – Clarify the indicated height for the installation of the coat hook on the interior surface of the restroom door. It does not appear to comply with that required per ICC A117.1-2009 section 603.4/308. b.Flooring Notes #3 – Change on the plans the referenced code version from ‘2006’ to ‘2012’. On sheets A0.1 and A1.4: 6.Detail 1 – Floor Plan – Clarify the identified use of space ‘103’ – Dispensary. It appears to be identified for a different use on sheets ‘A1.1’, ‘A1.2’, and ‘A1.3’. 7.Detail 2 – Key Plan – Clarify the purpose of the represented plan. The indicated scale appears to be incorrect and other information may have been omitted by accident. On sheet A1.1: 8.Finish Plan a.Change on the plans the identifier for the ‘Finish Plan’ from ‘2/A1.1’ to another not already utilized on the same sheet. Section ‘2/A1.1’ is identified the same and is correctly referenced on the ‘Fixture Plan’ – 1/A1.1. b.Indicate on the plans the location of ‘Detail 7’ referenced in the north corners of space ‘104’ – Shampoo – to guide proper installation. An applicable detail appears to be found on sheet ‘A1.2’. 9.Door and Room Finish Schedules – Indicate on the plans the location of the referenced notes in the ‘Remarks’ column to guide proper installation. Applicable notes appear to be found on sheet ‘CS1.1’. On sheet A1.2: 10.Detail 3 – Construction Plan a.Provide on the plans a reference to details indicating the required construction criteria of the proposed walls to guide proper construction and inspection. Applicable details appear to be found on sheet ‘A0.1’. b.Clarify the proposed work to be done in space ‘103’. The space is identified as an ‘existing’ restroom on sheets ‘A0.1’, ‘A1.1’, and ‘A1.4’, and the work does not appear to be included in the project scope of work. See also plan review note # 10. c.Indicate on the plans the location of ‘Detail 11’ referenced in the north corner of space ‘105’ – Equipment – to guide proper installation. An applicable detail appears to be found on sheet ‘A1.3’ but it is numbered differently. Page 2 of 3 On sheet A1.3: 11.Reflected Ceiling and Electrical & Plumbing Plans - Clarify the proposed work to be done in space ‘103’. The space is identified as an ‘existing’ restroom on sheets ‘A0.1’, ‘A1.1’, and ‘A1.4’, and the work does not appear to be included in the project scope of work. 12.Detail 4 – Cashwrap a.Clarify the reference to ‘General Notes #2 & #18’ on sheet ‘CS1.1’. Notes numbered the same on sheet ‘CS1.0’ – General Notes – do not appear to correspond to the proposed work. Similarly numbered notes on sheet ‘CS1.1’ – Electrical - appear applicable to the referencing detail. b.Indicate on the plans the accessible sales and service counter (or portion of that proposed) meeting the requirements of ICC A117.1-2009 section 904.1.
