A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. nd Resubmittals must be made at the Development Services Department on the 2 Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesday. On sheet A2.01 – Proposed Floor Plan: 1.Proposed Floor Plan a.Provide on the plans the required turning space in the ‘Change Room’ per ICC A117.1-2009 sections 803.2/304. Verify that the turning space is beyond the swing of the door or that the door does not swing into the room per ICC A117.1-2009 The Accessible section 803.3. The response to the plan review comment states: “ changing area and locker is located in the Shower Room, which has a 60” turning space per ICC A117.1-2009 Section 304. ”. Placing accessible facilities separate from those provided elsewhere does not meet the requirements of International Building Code (IBC) 1109.12.1. b.Provide on the plans the required bench in the ‘Change Room’ per ICC A117.1-2009 Bench sections 803.4/903. The response to the plan review comment states: “ denoted in the Shower Room/Accessible Locker area on Sheet A2.01 which is denoted with revision clouds and . DDDD”. See review note #1.a above. 1 c.Clarify the callout for coat hooks complying with ICC A117.1-2009 / 803.4. ICC A117.1-2009 section 803.4 regards the required benches in dressing rooms.. d.Indicate on the plans the required drinking fountain(s) installation to meet both the accessible and standing spout outlet height requirements of ICC A117.1-2009 Cut sheet for the section 602.4. The response to the plan review comment states: “ ADA Certified Fountain attached to this response letter. Notation of spout heights shown on Sheet A3.00 which is denoted with revision clouds and . DDDD”. 1 The proposed fixture appears to only meet the wheelchair accessible spout height requirement. Typically, two drinking fountains are provided per IBC 1109.5.1, with the allowance for an installation of a fountain that complies with the requirements for both spout heights. e.Clarify the representation of the lavatory adjacent the water closet in the ‘ADA Toilet’. It does not meet the clearance requirements of ICC A117.1-2009 section 604.3. Change(s) to the interior elevation(s) may be required in response to this and the other plan review comments above. On sheet A2.01-A – Code Analysis Plan: 2.Code Analysis Plan a.Clarify the indicated occupant load factor applied to the following areas per IBC Table 1004.1.2: ·Reception ·Office ·Treatment ·Change Room ·ADA Toilet ·ADA Shower The functions in those spaces do not appear to correspond to the factor used. Typically, support areas are determined using the factor for ‘Business areas’. The Load factors/load count for these response to the plan review comment states: “ room (sic) adjusted Per Table 10014.1 (sic) (50 Gross) and Sheet A2.01A denoted with revision clouds and DD. DD”. A revised sheet ‘A2.01A’ does not appear 1 to have been included in the resubmittal dated March 01, 2016. b.Clarify the indicated square footage of the following areas used to determine the occupant load per IBC Table 1004.1.2: ·CrossFit ·Pilates ·Yoga ·Cardio It appears to be less than that anticipated by the represented construction. The entire exercise function area can be combined without deduction taken for interior walls, closets, etc. in the determination of the gross area. The inside faces of the walls separating the exercise function area from the support areas could be used as Page 2 of 4 an alternative to the exterior walls as applicable.The response to the plan review A key plan denoting the square footages attached to this comment states: “ response letter to provide greater clarity in the square footages denoted in the original submittal. ”. The information provided in the ‘Floor Area Key Plan’ appears to more accurately represent the floor areas and corresponding occupant loads and should be incorporated into the revised sheet ‘A2.01A’ to be submitted in response to plan review comment ‘2.a’ above. c.Clarify the indicated wall type ‘W-3’ for the north wall of the ‘Change Room’. There does not appear to be an existing wall at that location noted on sheet ‘A2.00’ A new – Exist/Demo Floor Plan. The response to the plan review comment states: “ wall type 6 added to Sheet A2.01A to provide greater clarity on new wall construction in this location. Sheet A2.01A denoted with revision clouds and . DD”. A revised sheet ‘A2.01A’ does not appear to have been included in the DD 1 resubmittal dated March 01, 2016. d.Change the indicated measure of width per occupant noted at the north exit door for the calculated egress width of the stairs from ‘0.40 inches’ to ‘0.3 inches’ per Calculated 1005.3.1 & 1028.6.1.
