Ms. McConnell
This letter is in response to your plan review comments letter dated February 19, 2016. The text of your
comments is reproduced, in bold text, followed by our response, in italic text.
2. February 19, 2016 — Plans have been revised to show that a sewer grinder pump will be
installed. Additional notes and details will need to be added to the plans once the sewer
grinder pump has been designed. Plans shall include information related to pump housing,
pipe sizes/diameters, gravity lines vs. force lines, etc. Response letter indicates grinder
pump design and drawings will be completed by a licensed engineer and submitted under
separate cover. Review of this project is currently on hold and will continue once this
information has been received.
We have reconsidered the sewer system and have decided to use an ejector pump instead of a
grinder pump. As such we have revised the site plan and added a plumbing schematic plan to
include all of the necessary information for the sanitary sewer ejector pump system. Please see the
revised drawing set.
January 13, 2016 — A sanitary sewer line has been shown on the plans as well as a sewer
pump holding tank. Provided below are links to two handouts with information and submittal
requirements for either a sewer grinder pump or ejector pump. It is assumed the most recent
submittal includes a grinder pump as it is located on the outside of the structure, however,
none of the required submittal information was provided. Design of a sewer grinder pump
will need to be completed by a licensed engineer and the process is quite extensive. Please
follow the guidance provided in the handout should you choose to go this route.
Alternatively, you could consider using a sewer ejector system, which would be located
interior of the building. For additional information regarding sewer ejector systems, please
review the handout and contact Andy Gahan at 425-771-0220 or by email —
andrew.gahan@edmondswa.gov with any additional questions you may have.
10/19/2015 comment - Location of sanitary sewer line serving the art studio. Indicate point of
connection to the existing plumbing with the home, or on the exterior to the existing sanitary side
sewer line serving the home. Indicate proposed pipe material and depth. All connections shall be
made on private property. 10-foot separation shall be maintained between the sanitary sewer and
water service line. Please refer to City of Edmonds handouts E71 — Side Sewer Information, E62 —
Regulations for Private Sewage Pumps, and B76 — Sanitary Waste Ejector Pump. Links to handouts
have been provided and all handouts are available on the City website.
