Please be advised that the building plans for the above referenced project have been
for the purposes of obtaining a building permit. During a review of the plans by the Building
Division for compliance with the applicable building codes, it was found that the following

A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicating where the clouded or otherwise
highlighted changes can be found on the revised plans, have been submitted to a Permit
Coordinator.

Resubmittals must be made at the Development Services Department on the 2 Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
On sheet 1 Looney Deck & Cover Plans:
1.Indicate on the plans the means to be used to resist wind and seismic lateral loads on the
roof structure per International Residential Code (IRC) 301.1. The response to the plan
Wind resistance and seismic lateral loads to be prevented by
review comment states:
the addition of 2 more 6x6 DF #1 posts and sonotubes as indicated in detail A/1.

While the addition of the posts did address the other plan review comments regarding the
over spanned roof and deck beams, the additional posts do not provide any significant
resistance to the effects of lateral loads upon the structure. Typically, properly sized and
attached knee-braces or the embedment of the posts is used to resist lateral loads in this type
of structure.
2.Detail A/1 Detail @ Post & Deck Beam Clarify the callout for the four 16-inch diameter
Sonotube footings to be used to support the loads below the two beams referenced in the
above review comments. They appear to be undersized for the loads anticipated by the
Detail A/1
represented construction. The response to the plan review comment states:
Detail @ Post & Deck Beam Adding 2 additional 6x6 DF #1 posts and sonotubes will
add necessary support to carry the load for the deck framing as indicated in A/1 and
deck framing plan.
. The additional posts and footings did lessen the loads on the
outermost footings, but not enough to be supported by footings of the indicated size.
