During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following . information, clarifications, or changes are neededReviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. nd Resubmittals must be made at the Development Services Department on the 2 Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. General Review Note: 1.Clarify the scope of mechanical and plumbing work to be completed under this permit. Work to be included and completed under this permit may be brought into the Permit Center as a deferred submittal for review and approval prior to installation. Work may also be completed under separate permit(s) and noted accordingly. On sheets A1.0, A1.3, and A1.4 – Proposed Floor Plan: 2.Floor Plan a.Clarify the proposed installation of the ‘new 2-hr door’ at the north end of space ‘109’ – Hall A. It does not appear to meet the accessible route requirements per International Building Code (IBC) 1103.2.3 and ICC A117.1-2009 section 404.2.3.2/Table 404.2.3.2. b.Indicate on the plans the location of the required drinking fountain(s) per IBC 2902.5/1109.5 and ICC A117.1-2009 section 602. c.Clarify the proposed location of the sink in space ‘119’ – Kitchen. It does not appear to meet the clear floor space requirements for parallel approach per ICC A117.1- 2009 section 606.2 It would meet the forward approach clear floor space requirements if the area under the sink meets the knee and toe clearance requirements of ICC A117.1-2009 section 306. The sink must also meet the other applicable requirements of ICC A117.1-2009 section 606. d.Clarify the indicated height of seating/surfaces in the following areas: Space ‘119’ – Kitchen · Space ‘123’ – Coffee Bar · Space ‘124’ – Informal Meet-Up Area · They do not appear to meet the requirements of IBC 1108.2.9.1/1109.11 and ICC A117.1-2009 sections 902 and 903. On sheet A1.5 – Occupancy Plan: 3.Occupancy Floor Plan, Occupancy Plan Key, and Occupancy Calculations – Clarify the assignment of the various functions of space used in determining the occupant load. The areas identified in the ‘function of space’ column of IBC Table 1004.1.2 are intended to be applied to the general use of the space as a whole when the ‘occupant load factor’ is based on gross floor area. The presence of restrooms, small mechanical and storage areas, etc., are accounted for in the assigned occupant load factors for the various functions of space. On sheet A1.6 – Egress Plan: 4.Required Number of Exits and Egress Notes – Update the provided information as required by the response to plan review comment #3 above. On sheet A7.1 – Partitions: 5.Type P3 – Indicate on the plans the required installation criteria of the various components used to construct the fire-resistance rated wall per UL #411. The required fasteners (type, length, shank, head diameter), and their spacing, must also be specified on the plans to guide proper installation and inspection. Page 2 of 2
