Please be advised that the building plans for the above referenced project have been

Division for compliance with the applicable building codes, it was found that the following

A complete review cannot be performed until the revised plans/documents, including a
written response in itemized letter format indicating where the clouded or otherwise
highlighted changes can be found on the revised plans, have been submitted to a Permit
Coordinator.

Resubmittals must be made at the Development Services Department on the 2 Floor of City Hall.
Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
On sheet A2.0 Main Floor Plan:
1.Main Floor Plan Clarify the difference between the width of the shear walls and garage
door opening represented along the south side of the detached garage and of that indicated
on the plans, represented on sheet A3.0 Garage - East Elevation, represented on sheet
S2.0 Garage Framing Plan, and represented in the provided structural calculations. The
plans should consistently represent the proposed structure to guide proper review,
construction, and inspection.
On sheet S2.0 Structural Plans & Details:
2.Garage Framing Plan Clarify the callout for the (2)2x10 beam to be used to support the
loads over the garage door opening in the south wall of the garage. It appears to be over
spanned, fails in bending, and deflects beyond that allowed per International Residential
Code (IRC) Table R301.7. The span represented on the plans is greater than that indicated
in the provided structural calculations - see also plan review comment #1 above. The
overhang, typically supported over the top of the gable truss when using conventional
framing practices, does not appear to have been accounted for in the included beam
calculation.
