The building next to the warehouse is currently a day care, so that is not in our plan. The warehouse currently has a demising wall separating the warehouse into a 6,000 sf space and a 10,000 sf space. We are interested in taking the smaller space. I have attached a rough floor plan of how we would like to utilize this space. We will not be using all 6,000 sf immediately, but plan to expand in to it within 2 years with one more studio space. Here are the questions we currently have, although I'm sure more will come up during the meeting: - What kind of business will we be classified as? - Are we allowed to put a dance studio in to this type of space? - How does the permitting and approval from the city work, and what is the general lead time? - What would the occupancy restrictions be? - What modifications would be required to be made to the current sprinkler system? This building has very tall ceilings (24'+/-). We would like the studios to have 12' -14't -bar ceilings instead of building all the way up. - What are the ADA requirements? - What is the minimum number of required parking spaces? I also have pictures of the interior/exterior of the space. If that would be helpful, I can send them over. Please let me know if there is anything else you need from me. We look forward to meeting with you this Thursday. One of your questions was... "What type of questions should you be prepared to answer? " Actually, it is you that needs to be asking the questions ... So having a list of questions would be helpful. If you have such a list I can add them to your packet so reviewers can have a heads up prior to the meeting. In looking at your drawing, I'm not seeing much other than dividing the warehouse into 2 spaces. Will you be using all the warehouse space? What about the building next to the warehouse? Is this in your plan? You will get the most benefit from this meeting with as much information you can give us as possible. I was given your email when I called in with a few questions regarding the meeting. I think this is a great resource that is offered and I want to make the most of the our time there. Can you please tell me what type of questions we should be prepared to answer and if there are any documents that we need to bring with us? Thank you for your help. Casey Weed 425-501-3324
