W Dear Mr. Ward: I have reviewed the above building permit application for the Planning Division, and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: 1 Site Plan: Please respond to the following comments regarding your site plan. a. According to Snohomish County Assessor records, the legal description for the subject site is "HANBURYS SOUND VIEW TRS BLK 023 D-01 - LOT B OF SP 103 (5-74) REC AF NO 2344766 BEING PTN OF LOTS 4 & 5 EXST PLAT." Please label the lengths of all property lines ) consistent with those of the platted lot. Ile b. After indicating the lengths of all property lines as requested above, please verify that the lot area is indicated correctly. 2. ,Accessor Dwelling Unit: Your lower floor plan indicates a small kitchen adjacent to living area, a bedroom, and a bathroom that could be accessed separately from the main portion of the residence. This could meet the definition of an Accessory Dwelling Unit (ADU) and requires separate land use review if the intention is For this portion of the residence to be utiliz&d as a separate dwelling emit. Please refer to ECDC Chapter 20.21 for additional information on ADUs. If it is the owner's intention to create a separate dwelling unit within the residence, please let me know and I would be happy to provide you with the necessary paperwork for submitting a land use application for an ADU. If the owner's intention i, instead, to simply have a wetbar within a rec room with the upper and lower floors both being utilized by the main residents, then the attached statement must be signed by the owner acknowledging that an ADU is not being approved under the subject building permit. Please provide a written response of the owners intentions with this space. Please submit two copies of your revised site plan and two copies of any revised building plan sheets to a Development Services Permit Coordinator.
