Plan Review Corrections

During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov by choosing the "Services" tab and
"Permits and Development".
1. The simplified sizing system for detention systems is not designed to take additional ground water flows. It
is allowable to collect ground water and connect to the footing drain line or direct to a drywell. RESPONSE:
The yard drain is now shown to connect directly to the footing drain line which bypasses the detention system.
2. Detention System Detail and Detention Tank Sizing have conflicting total pipe measurements. RESPONSE:
The dimensions have been corrected.
3. How will homeowner clean debris from the detention pipes that are the furthest from the catch basins?
RESPONSE: it is only anticipated that there wil be some minor siltation in the pipes will occur as there are no
large openings to allow large debris to enter the system, Cleanouts have been added to the manifold on the
uphill side and north end of the lower manifold per the manufacturers (ADS) standard plan. The homeowner
should be able to insert a hose in the cleanouts at the uphill side of each pipe and catch basin and wash silt and
small debris to the control ,structure and then remove any material from that catch basin.
4. Provide yard drain specification or detail. There shall be a minimum of a lft catch in the basin. RESPONSE:
A detail has been added to the plan,
5. There is a note regarding reusing the sewer lateral on the plans. If reusing the side sewer please also add the
following note:
"If re -using the exsiting side sewer: property owner must have the condition verified. Provide report to the
