Project: Brackett’s Corner Detached Condominiums During a review of the plans by the Building Division for the above noted project, it was found that the following information, clarifications, or changes are needed. A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. Sheet A2.0 1.The note sheet references the Seattle Building Code. Please update this sheet with the appropriate Code references. Sheet A2.1 2.See item 1 above. Sheet A3.0 3.It appears that the roof plan does not match the elevation on Sheet A3.1: a.The elevations show that the overframing at the north half of the structure meets at the top of the ridge. The roof plan shows the overframing stopping short of the ridge. Please coordinate the drawings. b.The south elevation shows that there is a gable all the way across, and a smaller gable in front of that. The roof plan only shows the small gable. Please coordinate the drawings. 4.Relocate the smoke detector to be within the southeast bedroom. Sheet S2 5.Detail GPA shows that the lag bolts are to be concealed under the post (2” edge distance at each side), but the calculations provided show the bolts configured with ½” edge distance. Please revise the detail or revise the calculations to match. Sheet S3 6.It appears that the structural drafting is ‘reversed’ relative to the floor plans in the architectural set. The City of Edmonds does not accept flipped plans. Structural plans matching the architectural plans are required. Sheet S4 7.See comment 6 above. 8.It appears that a window is missing by the bonus room upstairs as shown on the architectural sheets. Please coordinate the drawings. Page 2 of 2
