2016-0608 Top Pot TI plumbing - Williams Mech2.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: June 7, 2016 TO: Brad Williams brad@williams-mechanical.com FROM: Chuck Miller, Plans Examiner RE: Plan Check: BLD2016-0608 Project Address: 150 Sunset Avenue S Project: Top Pot TI plumbing – second review Scope: Roof drains, plumbing, and gas piping installation for restaurant and restrooms – B occupancy group – 48 occupants – V-B construction - NFPA-13 sprinkler system disapproved Please be advised that the building plans for the above referenced project have been for the purposes of obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following . information, clarifications, or changes are neededReviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in italics. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. nd Resubmittals must be made at the Development Services Department on the 2 Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. General Review Note: The plumbing installation depicted requires a grease interceptor to be installed to provide 1. waste pretreatment per the Development Services Department Engineering Division and the Public Works Department of the City of Edmonds – see attached. The proposed size and location of the grease interceptor and its installation criteria, including the invert elevations for the drain lines serving the interceptor and the connection to the sanitary side sewer, should be shown on the site plan to guide proper review, construction, and inspection. The installation of the grease interceptor can be added to the scope of work to be done under this permit or under that of a separate permit. Either way, approval for the currently proposed plumbing work cannot be obtained until the required grease interceptor for the installation has been submitted. The response to the plan review comments appears to be a resubmittal composed of ‘cut- sheets’ for the proposed installation of a hydromechanical grease interceptor (Great Basin 75) and a dishwasher (Jackson – Avenger HT-E), a copy of Chapter 10 – Traps and Interceptors – of the Uniform Plumbing Code, and a sanitary drainage diagram with the added note “Install GB 75 grease trap outside building.”. A response letter could not be found clarifying the proposed installation of the 125 gallon grease interceptor as an alternative to that determined to be required by the Pretreatment Technician – see attached. No change appears to have been made to the site plan indicating the proposed location of the grease interceptor, the invert elevations for the drain lines serving the interceptor, and the connection to the sanitary side sewer.
