This letter outlines the revisions and corrections made per your review comment email dated April 19,
2016. Below is a list of the comment response documents addressing the comments and requests:
1) Since the associated final short plat for PLN20150043 has not been approved and filed at the County,
the site development plan for this building permit (SP -01) needs to be updated to reflect that there is
still currently only one large lot. Show updated (existing) property lines, setbacks and structural lot
coverage. While not applicable to this review, it should be noted that structural lot coverage is
calculated based on net lot area (minus any access easement) rather than gross. If you wanted to
break out structural lot coverage for proposed lot 1 and include that on the plans, that would be
fine.
The Site Plan has been adjusted to show the current boundary as requested; setbacks and
structural lot coverage calculations have been updated accordingly. Additionally, a setback
exhibit and lot coverage calculations for the future lot 1(Cheeks Short Plat, PLN20150043) has
been added to the plans to demonstrate that the proposed building will meet zoning
requirements with the proposed short plat.
2) On SP -01, please label the datum point used as the basis for the height calculations.
Site benchmark (TBM "B") is now clearly labeled on the site plan, SP -01.
