Below is a list of the comment response documents addressing the comments and requests: 1w1:rAt f:'t ta+i t 1tI: The footprint of the residence indicated on the site plan is not consistent with the footprint of the residence indicated on the building plans. Please update the site plan and/or all applicable building plan sheets in order to accurately reflect the proposal. When making any corrections to the residence on the site plan, be sure to also update all other applicable information (i.e. impervious area calculations, lot coverage calculations, setbacks, height calculations, etc.) to reflect the corrected house dimensions/location. Site plan has been adjusted to match building plans; impervious area, lot coverage, setbacks and height calculations have been updated accordingly. 2. :Site Plan: Please make the following corrections to your site plan: a. Label the proposed covered porches. Proposed covered porches have been labeled b. Indicate and label any proposed patios, walkways, etc. Proposed patios and walkways have been labeled 3. Setbarks: After the pending short subdivision is recorded (File No. PLN20150047). a 7.5 -foot side setback will be required fiom the southern boundary of the vehicular access easement. Please indicate the shortest distance from the southern boundary of the vehicular access easement to the proposed residence in order to confirm compliance with the 7.5 -foot side setback requirement. A setback detail showing the applicable future setback after the pending short plat is recorded has been added to the site plan. llcight C`alculations: The height calculations cannot be verified until the correct house dimensions/location is indicated on the site plan. After making any necessary corrections to the residence on the site plan. please update the location of the height rectangle accordingly. The elevations of Points A through D and the height calculations will need to be updated to reflect any revised locations to Points A through D. Any changes in the elevations of the average original grade, maximum height, and/or proposed height must also be indicated on the applicable building plan sheets. Height calculations have been updated with the correct proposed building footprint. Additionally, building plan sheet Al has been revised to match the new elevations. The maximum allowed lot coverage within the RS -8 zone is 35% of the net lot area. When making any necessary corrections to reflect the house dimensions/location, please be sure to calculate the lot coverage as a percentage of the net lot area. not the gross lot area. Additionally, the lot coverage calculations list a covered deck: however. a covered deck was not shown on the plans. Possibly this is referring to the covered porches. Please clearly indicate on the site plan what portions of the residence are included in the lot coverage calculations. Lot coverage calculations have been updated as requested. Both current and future (post recorded short plat) calculations have been included. The lot coverage area has been delineated on the added future Lot 1 setback detail. 6. ]ares: After correcting the dintensionsflocation of the proposed residence on the site plan, please update the trees indicated as to be removed!retained, keeping in mind that the code encourages the retention of trees that are outside the footprint of development. The owner would like to remove all trees adjacent to the proposed house; all trees have been shown to be removed.
