During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following . information, clarifications, or changes are neededReviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in italics. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. nd Resubmittals must be made at the Development Services Department on the 2 Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. On sheet FS-1 – Equipment Plan: 1.Equipment Schedule 1 - Indicate on the plans the required installation of Type II hoods above the following appliances that produce heat or moisture per International Mechanical Code (IMC) 507.2.2: Mark ‘10’ – Cabinet Heater/Proofer · Mark ‘14’ – Electric 3 Pan Steam Table · An HVAC system design that incorporates the heat and moisture loads from the appliances or a separate removal system are acceptable alternatives that must be noted on the plans. Spaces containing cooking appliances without Type II hoods shall be provided with exhaust at a rate of 0.70 CFM per square foot. The response Revised. Exhaust at a rate of 0.70 CFM to the plan review comment states: “ added. ”. The proposed exhaust rate does not meet the requirements of IMC 507.2.2. As noted in the earlier plan review, the spaces containing cooking appliances without Type II hoods shall be provided with exhaust at a rate of 0.70 CFM per square foot. On sheet FS-2 – Plumbing: 2.Clarify on the plans the note added to the resubmittal dated ‘September 2, 2016’ – “PLEASE BE ADVISED: PLUMBING PERMIT WILL BE OBTAINED BY THE PLUMBER”. The ‘General Notes’ on sheet ‘A-0’ – Cover Page - the plumbing supply/drain/waste/vent information on sheet ‘FS-2 – Plumbing - and the line drawing representing the proposed plumbing supply/drain/waste/vent system on sheet ‘FS-2.1 – appear to include and represent a proposed plumbing installation. References to a plumbing installation should be eliminated from the scope of work and provided construction documents if the work is to be completed under a separate permit, or be identified as ‘Reference Only’. Even if identified as ‘Reference Only’, the plans must represent the proposed work consistently with that under the separate permit. On sheet FS-2.1 – Plumbing Rough-In: 3.Clarify on the plan the proposed installation of the fixtures required to drain to the grease traps, and of the grease traps. Fixtures indirectly draining to floor sinks would require that the grease trap be installed lower than the floor sink to maintain the minimum required slope. In typical installations where the grease trap is placed on the floor, the fixtures drain into the grease trap, which then indirectly drains to a floor sink. Page 2 of 2
