The items below and responses in bold are per your letter dated June 13, 2016.
On sheet A0.21— Site & Code Plans & Code Analysis:
Detail 1— Life Safety / Site Plan — Level 1 and Detail 2 — Life Safety — Level 2
a. Clarify the difference in the indicated areas and occupant loads and of those
determined using International Building Code (IBC) section 1004/Table 1004.1.2. IBC
sections 1014.1.2 and Table 1004.1.2 have specific dimensional and 'function of area'
criteria that determine the occupant load factor to be applied when calculating
occupant loads. The areas identified in the 'function of space' column of IBCTable.
1004.1.2 are intended to be applied to the general use of the space as a whole when
the 'occupant load factor' is based on gross floor area, and all areas of the building
capable of being occupied are to be accounted for. The presence of restrooms, small
mechanical and storage areas, etc., are accounted for in the assigned occupant load
factors for the various functions of space.
TGB Response:
Sheet A0.21 is revised. The "Exiting and Occupancy Table" is removed from the
sheet. Occupant loads based on functional areas per IBC 1004.1.2 and Table 1004.1.2
are indicated on the Life Safety Plans. Assembly spaces are computed as new areas.
Exit and exit access doors are based on cumulative occupant loads.
b. Indicate on the plans the requirement that the doors between the 'Worship Center'
and the 'Foyer' must not have a latch or lock unless provided with panic hardware
per International Building Code (IBC) 1008.1.10.

TGB Response:
Sheet A0.21 is revised. A note is added to Level 1 Life Safety Plan indicating panic
hardware at exit access doors to Foyer. This has been confirmed on site.
c. Indicate on the plans the required posting of the occupant load of 485 occupants for
the 'Worship Center' per IBC 1004.3.
TGB Response:
Sheet A0.21 is revised. A note is added to post occupant load of 485. The
occupant load of the Worship Center recalculated based on the proposed platform
area is 477. The maximum exit capacity per existing door width (3-0 door at
northwest corner) is 170 x 3 = 510. We will defer to the Building Division and Fire
Marshal to confirm the number posted on the sign.
d. Indicate on the plans the required posting of the occupant load of 186 occupantsfor
the 'Foyer' per IBC 1004.3.
TGB Response:
Sheet A0.21 is revised. A note indicating posted occupant load is added. The
revised Foyer area is 1,122 sf (excluding stairs and corridors). The recalculated
occupant load from the Worship Center, stairs and accessory spaces is 200. The
Foyer serves the same occupants as the Worship Center. The occupant load per
Table 1004.1.2 for standing space (OLF=S) is 225. There are two sets of exit doors
at the main entry and one door from the corridor adjacent to the kitchen. We will
defer to the Building Division and Fire Marshal to confirm the number posted on
the sign.
On sheet A2.11— Floor Plan:
2. Detail 1— Floor Plan — Level 1— New or Detail 2 — Floor Plan — Level 2 — New —Indicate on
the plans the required family or assisted -use toilet room installation per IBC
3411.7/1109.2.1.
TGB Response:
Plumbing calculations on Sheet A0.21 are revised to indicate existing fixture quantities
adjust required and proposed fixture quantities, including for a family/assisted use toilet
room.
Sheet A2.11 Level 2 Plan and enlarge plan on A7.01 are revised. Men's toilet room #208 is
converted to a family/assisted use toilet room in lieu of proposed added fixtures. Existing
door and plumbing fixtures will remain. Toilet stalls will be removed and accessories
added (grab bars, dispensers and baby changing station) as required to comply with ANSI
A117.1 accessibility requirements. These are added on A7.01.
3, Detail 1— Floor Plan — Level 1— New and Detail 2 — Floor Plan — Level 2 — New —Indicate on
the plans the required corridor walls of not less than one-hour fire -resistive construction for
the following locations to maintain that required at the time of original construction under
the '94 Uniform Building Code (UBC) 1005.8.1 and to remain per IBC3401.2:

TGB Response:
Sheet A0.21 is revised. The legend is edited and the Life Safety plans have one hour fire rated
wall graphics added to indicate locations of existing rated walls to remain and new rated
walls.
Sheet A2.11 & 8/A7.01 are revised. Wall is corrected to type 71 at new wall adjacent to door
109 along kitchen. The existing rated wall adjacent to door 208 will remain.
4. Detail 1— Floor Plan — Level 1— New — Indicate on the plans the required minimum ventilation
rate for space '111' — Worship Center— per International Mechanical Code (IMC) Table 403.3.
Verification of the existing mechanical system to provide the minimum rate will be required,
or an alteration can be done under this permit or a separate permit.
TGB Response:
The Contractor's mechanical engineer has confirmed adequate ventilation from the (4)
existing HVAC units for the Worship Center. Therefore, additional HVAC will not be
required.
Detail 2 — Floor Plan — Level 2 — New
a. Clarify the representation of what appears to be a 'dead-end' in space '200' —
Corridor —with a length beyond that permitted per IBC 1018.4.
TGB Response:
Sheet A2.11 Level 2 plan and A2.01 Level 2 demolition are modified to leave
existing door in place. Reception 204 is separated from the corridor. This
resolves the dead end length.
b. Indicate on the plans the required accessible water closet in the following locations
per IBC 3411.7/1109.2:
• Space 208 — Men
• Space 209 — Women
TGB Response:
Sheet A2.11 Level 2 plan is modified to change Men 208 to an accessible family
/assisted use toilet room. This will provide an accessible water closet per IBC
3411.7/1109.2. Plumbing fixture quantities are edited on A0.21 and complies with IBC
Table 2902.1.
The required family or assisted -use toilet room installation noted in plan review
comment #2 will meet both of the requirements noted above if placed on Level 2,.
TGB Response:
Related to above, the accessible family /assisted use toilet room is located on an
accessible route of travel and not more than one story above separate -sex toilet
rooms per IBC 1109.2.1.

6. Door Schedule — Indicate on the plans the required tight -fitting smoke- and draft -control
doors having a fire -protection rating of not less than 20 minutes for the following locations
to maintain that required at the time of original construction under the '94 UBC 1005.8.1
and to remain per IBC 3401.2:
• Door 109 — Enlarged Warming Kitchen
• Door 208 — Men (verify rating of the existing door if to be re -used)
TGB Response:
Sheet A2.11 Door Schedule is edited to indicate 20 minute fire rating for doors
#108 and 109. Existing doors are confirmed as fire -rated labeled.
On sheet S1.1— Structural Notes and Schedules:
7. Holdown Schedule
a. Provide on the plans the information for 'Note 4' referenced in the 'Anchor Bolt'
column to guide proper review, construction, and inspection.
TGB Response: Refer to CG Engineering letter (June 29, 2016) and Drawing 51.1,
b. Note 2 —Clarify the reference to detail '4/53.1' for the installation of the 'HD'
holdowns. The detail does not appear to apply.
