Dear Mr. Miller,
We have received your letter dated July 1, 2016 and have reviewed our plans and
provided modifications based on the feedback. Below are the comments with
additional information provided for review. All items are clouded on the revised plans.
On sheet A-0.1 — Cover Sheet:
General Notes
a. Clarify on the plans the language regarding the threshold for the required accessible
restrooms. The section referenced on the plans in the currently adopted version of
the code regards access to public toilet facilities.
We have removed this note from the cover sheet. The reference was intended for
individual retail tenant spaces. This project includes shared bathrooms for the floor
plan which is established and not modified by this permit application.
b. Update on the plans the following code references to reflect those currently adopted
by the Washington State Building Code Council under Chapter 51-50 (International
Building Code) and Chapter 5 1 -11 C (Washington State Energy Code):
We have added a CODE section and identified all the codes in effect when we
submitted the plans for review.
In the note regarding horizontal fireblocking.
In the note regarding enclosed attic spaces.
• In the note regarding rooms with occupant loads of 50 or more.
• In the note regarding air leakage.
We have updated the code references to these 4 items on the cover sheet to the 2012

2. Project Data — Clarify on the plans the noted square footage of the project area. It
does not appear to reflect that determined using the representations and dimensions
indicated on sheet `A-2.1' — Floor Plan. Accurate square footage is required to
determine the occupant load and required mechanical ventilation for the proposed use
of the space.
We have updated the square footage on the plans.
On sheet A-2.1 — Floor Plan:
3. Details 1/A-2.1, 2/A-2.1, & 3/A-2.1 - Clarify on the plans the noted square footage
of the project area. It does not appear to reflect that determined using the
representations and dimensions indicated. Accurate square footage is required to
determine the occupant load and required mechanical ventilation for the proposed use
of the space.

4. Detail 2/A-2.1 — Floor Plan — The following are required per the City of Edmonds
`Tenant Improvement Permit Submittal Requirements' to guide proper review of the
submitted construction documents:
a. Label on the plans the proposed use of the area(s)
We have added the use information on the plans and provided an occupant load
floor plan for review.
b. Indicate on the plans the proposed locations of all fixed equipment, counters,
shelving, storage racks, etc. Shelving/racks that exceed 6 feet in height must be
seismically anchored.
The plans have been updated to show this information.
c. Indicate on the plans the proposed type of seating (tables and chairs, etc.) and
indicate whether `fixed' or not.
The plans have been updated to show this information.
d. Indicate on the plans the required minimum mechanical outdoor air ventilation rates
per IMC Table 403.3 for the area to be used for physical therapy.
The ventilation rates have been added to the plans. The rate that most closely
represented the use was selected as office from the table.
5. Detail 3/A-2.1 — Reflected Ceiling Plan — Indicate on the plans the required 1 -hour
fire resistance rated acoustical tile and suspension ceiling system to maintain that
required at the time of the original construction under permit BLD 1984-0532 and to
guide patching and other repair work.

We have added notes to the floor plan describing the I hour wall and ceiling
requirement of the construction type. Additional notes describe any patching and
repairing of the suspended ceiling system must be from similar rated components by
the manufacturer.
